Renovation of an educational facility in Topeka, Kansas. Completed plans call for the renovation of a educational facility.

This document is written with the sole purpose of soliciting bids for HVAC Replacement Phase #3 at Chase Middle School. For purposes of definition: "Board" in this document refers to The Board of Education, Unified School District No. 501, and Topeka Public Schools. Base Bid: a. Installation of new supply and return heating hot water piping systems & control elements to enable existing heating coils in existing Air Handing Units (AHUs) to function, as well as serve future Variable Air Volume (VAV) boxes per the construction documents. i. New piping mains will originate from a set of existing pipes located above a hallway on the west side of the school's cafeteria/multi-purpose room. ii. From there piping will branch out to connect to existing heating coils in three existing AHUs located in mechanical rooms throughout the building. These coils currently do not have any piping connections. iii. Along these piping mains, tees with isolation valves will be provided periodically to allow for future piping branches with minimal shut downs or drainage to the main heating system. These piping branches will provide hot water to heating coils in VAV boxes in future phases. b. Provide additional pressure sensor and control sequences to allow for the existing VFD controlled hot water pump to modulate with system load. i. Three heating hot water control valves and supporting control sequences for the heating coils on AHU-1, AHU-2, & AHU-3. ii. In the existing reverse return heating piping, a control valve and supporting control sequence will be required to balance the flow to the remaining hydronic heating system. iii. Three additional differential pressure sensors in the new heating hot water piping to control flow to the heating coils on AHU-1, AHU-2, & AHU-3. c. Provide a minimum flow bypass pipe, control valve, & control sequence to maintain minimum flow through the chiller. i. Reconfigure an existing chilled water connection to AHU-4's cooling coil into a chilled water bypass pipe to maintain the chiller's minimum flow. d. Provide a new chilled water piping connection to AHU-4's cooling coil. e. Controls will be bid directly to the owner by control contractor. Controls will be by Control Services Company with no equivalent. Control contractor will be responsible to furnish control valves, to be installed by Mechanical Contractor. f. Control contractor shall be responsible to incorporate the new control valves function and interaction with the existing chillers, boilers, and AHUs. g. Mechanical contractor will provide all valve packages in support of the AHU's coils. h. Mechanical contractor will be responsible for draining existing system and refilling it as required. 3. Allowance: Contractor will include $10,000.00 total for unforeseen work in addition to the Base Bid and any awarded Add Alternate Scope of Work. 4. Add Alternate No. 1: Additional Heating hot water piping near AHU-2. a. Install additional heating hot water piping in the hallways adjacent to AHU-2 to simplify connection to future VAV boxes within classrooms. 5. Add Alternate No. 2: Additional Heating hot water piping near AHU-1. a. Install additional heating hot water piping in the hallways north and south of AHU-1 to simplify connection to future VAV boxes within classrooms. Final Award by February 1, 2024 Purchase Order or Contracts Issued by February 2, 2024 Start Date: May 28, 2024 Completion by: July 15, 2024 Bid Bond: Required - 5% of the Total Bid if the Bid is $100,000 or More. Personal or Company Checks, Certified or Cashiers Checks Not Accepted. Performance & Payment Bonds: Will Be Required if Project Cost is $100,000 or Higher Should the Contractor fail to complete all work by the date of substantial completion, the District may retain the amount of $500.00 for each day thereafter that the work is not complete and not accepted by the Owner.
