Renovation of a religious / funeral development in Belton, Texas. Working plans call for the renovation of a religious / funeral development.

Award date: 3/13/2024 Cost Range: $250,000 - $350,000 The City of Belton is accepting proposals for Construction Manager-at-Risk Services for the Mt. Zion United Methodist Church Restoration and Rehabilitation Project. The Construction Manager at Risk will assist the City of Belton and its architect with cost estimating and scheduling during the design and construction documents phase and will perform the restoration and rehabilitation thereafter. The project will comprise the complete historic preservation, restoration, and rehabilitation of the interior and exterior, separated by three funding sources for cost tracking purposes including a Preservation Texas Grant and a National Trust for Historic Preservation Grant. Additionally, Davis-Bacon wage rates will apply to this project. The City of Belton reserves the right to accept or reject any and all proposals, as the best interest of the City may require, and to waive any informality in proposals received. The City also reserves the right to award the contract as may be advantageous to the City. Proposal security in the form of a bid bond, in the amount of five percent (5%) of the Estimated Construction Budget for the Project ($292,500) The project areas are as follows: 1. Repair/replace exterior doors, windows, frames, soffits, and gables. 2. Patch, seal, and repair the exterior foundation to protect it from the elements. 3. Repair/replace existing exterior trim cedar shake siding and repair the Bell Tower. 4. Finish patching, sealing, and painting the exterior. 5. Complete any remaining exterior restoration projects before moving to preserve and restore the sanctuary interior. 6. Restore/repair/replace interior insulation, interior doors, ceiling repairs, paint trim and install flooring. 7. Accessibility improvements to enhance access to the sanctuary shall be a part of the project. 8. The existing HVAC system shall be removed and installed in another location. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
