Site work and paving for a mixed-use development in Council Bluffs, Iowa. Completed plans call for site work for a playground / park / athletic field; water / sewer project; sidewalk / parking lot; and for paving for a sidewalk / parking lot.

The Work includes improvements to the existing soccer field area. Site work consists of but is not limited to grading, rock base, synthetic turf, storm sewer, chain link fencing, barrier netting, paving, and landscaping. All testing and special inspections shall be provided by and paid for by the Contractor. The Contractor shall achieve Substantial Completion of the entire Work not later than September 1, 2024, subject to adjustments of this Contract Time as provided in the Contract Documents. Liquidated damages shall be implemented in the amount of $0 per day for failure to meet the substantial completion date. Bid security shall be in the form of a Bid Bond in an amount not less than 5% of the proposal sum, issued by a surety licensed to conduct business in the State of Iowa and made payable to the Owner, or a certified check in the amount of not less than 5% of the bid. Liquidated damages shall be implemented in the amount of $0 per day for failure to meet the substantial completion date. No bidder may withdraw their proposal within 60 days after the bid opening. A 100% Performance Bond and Payment Bond will be required. This Project shall be referred to as IWCC Football / Soccer Complex Improvements Bid. The project number is IWCC-24-01. Owner reserves right to waive any informality or irregularity, in any Bid. Owner further reserves right to reject any or all Bids and to re-advertise for Bids. Owner shall reject Bid of any Bidder who fails to submit qualification documentation when requested for approval, or fails to qualify.
