Renovation of a multi-residential development in Butte, Montana. Completed plans call for the renovation of a 68-unit multi-residential development.

**As of Augusr 27, 2024 project not yet awarded.** The City-County of Butte-Silver Bow (BSB) has received a Community Development Block Grant (CDBG) in the amount of $750,000 to assist the Aspen Place, LLC (Owner) with renovations. The intent of the bid solicitation is to receive a bid from a qualified general contractor, working with subcontractors and suppliers, to modernize and renovate several physical spaces on the exterior of the development. The intent of the project schedule will be to prioritize tenant needs, so to complete the work with little disruption as possible. Seasonality is also a factor, with June, July, August and September being the best weather conditions for outdoor renovation and winter months not being ideal for exterior work. All work must be completed, billed and paid by November 1, 2024. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. Surety Bonds: With the execution and delivery of the Contracts, the Contractor shall furnish and file with the Owner in the amounts herein required, the following Surety Bonds: A 10% bid bond is required. CONSTRUCTION BOND OR PERFORMANCE: Sufficient construction bond in an amount equal to one hundred percent (100%) of approximate total amount of the Contract, as evidenced by the proposal tabulation or otherwise, guarantying the full and faithful execution of the work and performance of the Contract in accordance with the Drawings and Specifications. This construction bond shall guarantee the repair and maintenance of all defects due to faulty materials and workmanship that appear within a period of one (1) year from the date of completion and acceptance of the improvement by the Owner. PAYMENT BOND: A good and sufficient bond in an amount equal to one hundred percent (100%) of the approximate total amount of the Contract, as evidenced by the proposal tabulation, or otherwise guaranteeing the full and proper protection of all claimants supplying labor and materials in the project. The successful bidder will be required to submit a 100% performance bond and 100% payment bond. Award of Contracts: The Owner shall reserve the right to withhold the award of the Contracts for thirty (30) days from date of opening proposals and no award will be made until after investigations are made as to the responsibilities of the Contractors. BSB/Owner reserves the right to negotiate an agreement based on fair and reasonable compensation for the scope of work and services proposed, as well as the right to reject any and all responses deemed unqualified, unsatisfactory or inappropriate.
