Gunnison County seeks to develop a Comprehensive Corridor Plan (Plan) and Land Use Resolution Amendments for the Highway 135 corridor between the City of Gunnison and extending to Mt. Crested Butte. Gunnison County worked collaboratively with its partner jurisdictions: City of Gunnison, Town of Crested Butte, and Town of Mt. Crested Butte; to develop the One Valley Resiliency Roadmap (OVRR). OVRR includes regional strategies and actions related to land use, transportation, and infrastructure for the Gunnison Valley. Included in those strategies is the development of a comprehensive corridor plan. The County seeks to support and enhance compact communities, agricultural operations, and protection of natural resources. The engagement process will ensure participation by underrepresented voices and key stakeholders. The Plan will identify areas appropriate for future development and streamline the development review process for these areas. Areas appropriate for development shall be based on the principles in the OVRR, current County standards for protection of natural resources and avoidance of hazards using reference data such as Mapped Geologic Hazards and the Gunnison-Sage Grouse Habitat Tool and the Colorado Parks and Wildlife Maps, compliance with existing adopted codes such as 2021 International Wildland Urban Interface Code (WUI), in addition to community input and guidance. Appropriate areas for development should have the ability to connect to existing utilities and transportation/transit infrastructure; be close to existing workplaces, retail, and personal/medical services; avoid hazardous areas, big game migratory corridors and sensitive wildlife habitat; and be proximate to municipalities.
