Metro Parks will engage this contractor to serve as the construction manager at risk (CMAR) for the project. Project Background The Metropolitan Board of Parks and Recreation plans to implement the first phase of improvements recommended in a recently developed Master Plan for Fort Negley Park in Nashville, Tennessee. Fort Negley Park is a 64-acre site, located roughly one mile south of downtown Nashville, Tennessee. A stone fort atop St. Cloud Hill, constructed by African American laborers at the direction of the Union Army in 1862, became the centerpiece of the Union's defense system around the city of Nashville throughout the American Civil War. The fort was abandoned after the war and fell into disrepair until the 1930s, when a plan to create an historical park at the site led to a reconstruction of the fort by the Works Progress Administration. However, reallocation of resources during World War 2, disruptions from the construction of nearby interstate highways in the 1960s, and changing urban landscape resulted in the fort again falling into disrepair. In recent years, renewed interest among historians, park advocates, and the Metro Government have renewed interest in rehabilitating the park and bringing it to a condition worthy of its significance in local, regional, and national history. A complete set of coordinated documents is expected to be submitted at the end of the DD phase with CMAR participation. It is anticipated that the 100% Construction Document set will serve as the basis of the Guaranteed Maximum Price ("GMP") Proposal, as further explained in the Agreement between the CMAR and Metro. Metro will provide vendors for Building Systems Commissioning, Test and Balance, Materials testing, Geotechnical, and Roof Testing. CMAR will be required to coordinate with Metro vendors for the successful completion of the design and construction. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
