Reference Number 0000263462 Question Acceptance Deadline 2024/02/15 03:00:00 PM EST Bid Intent Deadline 2024/02/02 03:00:00 PM EST University of Waterloo (UW) proposes to construct a new, 510 bed student residence at the north end of Parking Lot A, located at 155 University Avenue West, adjacent to the University of Waterloo's main campus. The proposed 169,000 GCA building design contemplates a 12 Storey structure, 10 floors of which are dedicated to repeating residential floors containing a mix of unit types ranging from shared 2 and 4 bed units, 2-bedroom apartment style suite and a single bed Don Suite for a total of 19 units per floor amounting to 51 beds. The ground and second floor of the proposed new residence building will house a variety of student amenity areas including games areas, open and closed study space, administrative support along with service and support functions. The building design connects to the existing Carl Pollack Hall (CPH) pedestrian bridge which crosses University Avenue West affording a strong, direct connection to the main campus. In addition, design includes a new pedestrian bridge which crosses the existing LRT Tracks to the north of the site, connecting to Claudette Millar Hall (CMH), another student residence located in UW Place. The CMH bridge connections allows students and residents of the new building to directly access food services and resident support services contained within CMH. The building is targeting UW Net Neutral design guidelines and features a high-performance building envelope and mechanical systems. The project is not seeking certification under any third-party green building standards but has been designed to maximize energy efficiency and be zero carbon ready. The new student residence design includes site works including an expanded parking area to address spaces lost as a result of the new building footprint. Complete landscaping including an indigenous gathering space and a new pedestrian connection Laurel Trail, an entry plaza and passenger pick-up and drop off area. Bonding for this project - 10% Bid Bond, 50% Performance Bond and 50% Labour and Material Payment Bond. Substantial Completion is required prior to July 1st, 2026. The project construction budget is in the order of $90M and will require a number of itemized pricing options to maximize building features within current budget.
