Renovation of a multi-residential development in Cleveland, Ohio. Completed plans call for the renovation of a multi-residential development.

The project consists of but is not limited to: Roof Replacement at , 1300 Superior Ave Cleveland, Ohio 44113 The construction estimate range for this project is between $630,290 - $870,400 The work to be performed under this contract is subject to the requirements of Section 3 of the Housing and Urban Development Act of 1968, as amended, 12 U.S.C. 1701u (Section 3). Owner reserves the right to reject any and all bids received and waive any informality in bids received whenever such rejection or waiver is in the best interest of CMHA. All materials and labor that ultimately become a part of the completed structure or improvement that constitutes the Project are subject to State Sales Tax as provided in Section 5739.02, ORC, and State Use Tax as provided in Section 5741.01, ORC. Questions will be received in writing no later than 5:00 PM local time on Monday, February 12, 2024,, via email at cousotrigoy@cmha.net *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. MBE (20%), WBE (10%) 1. Prior to any work, the Contractor shall test all existing roof drains to confirm that they are flowing freely. The Contractor shall make a reasonable attempt to clear the drain using either a mechanical auger or hydro jet. Any non-clearable drains shall be brought to the attention of the Roof Consultant immediately. Contractor shall be responsible for problems with interior roof drains if not reported prior to the commencement of work. 2. Provide and maintain all enclosures, fencing of construction areas, interior protection, exterior protection, and ground protection as necessary and as required by Division 01 Section 5000 Construction Facilities and Temporary Controls. 3. Provide and maintain protection on all roof areas where materials are to be transported and stored as necessary and as required by Division 01 Section 5000 Construction Facilities and Temporary Controls. 4. Remove all planters from the Promise Academy Roof and remove them from site. 5. Remove the bench seat from the Bohn Tower Garage roof. 6. Remove the existing sheet metal flashings, base flashings, modified bitumen membrane, and insulation materials down to the existing roof deck. All materials shall be properly disposed of off the job site daily as required by Division 02 Section 4119 Selective Demolition. a. Laboratory testing for the presence of asbestos has revealed asbestos containing material is present in one roof flashing location. Please refer to the Asbestos Sampling Report and the appropriate Roof Demolition Plan for the sample location that tested positive. 7. Remove all items marked abandoned on the roof demolition plans. Remove the abandoned hydrants (2) on the Promise Academy Roof and cap the abandoned pipes. This work must be performed by a licensed plumber prior to insulating the underside of the roof deck. 8. Remove the abandoned pole lamp on the Promise Academy Roof and terminate the power. This work must be performed by a licensed electrician prior to insulating the underside of the roof deck. 9. Apply closed cell foam insulation to the entire underside of the Promise Academy deck per Division 07 Section 2119 Foamed-in-Place Insulation. Coordinate this work with CMHA and the Promise Academy staff. Include interior protection in the base bid. Any interior finishes damaged by the installing contractor shall be restored to the satisfaction of CMHA and the Promise Academy. 10. On all sections, Contractor shall review the slope of roof deck after the existing insulation has been removed to ensure that the specified insulation will provide proper drainage. Any portions of deck not providing proper drainage shall be brought to the attention of the Roof Consultant who will prepare a modification to correct the slope in areas as required. 11. Repair damaged areas of concrete roof decking per Division 03 Section 4100 Structural Concrete Deck. Work shall be performed on a unit price basis per Division 01 Section 2200 Unit Prices. a. Include 50 square feet of deck repair in the base bid. 12. Re-point deteriorated masonry mortar joints, as directed by Intertek or CMHA per Division 04 Section 2000 Unit Masonry. Work shall be performed on a unit price basis per Division 01 Section 2200 Unit Prices. a. Include 200 linear feet of tuck pointing in the base bid. 13. Properly prepare and paint rusted steel roof decking as directed by Intertek or CMHA per Division 09 Section 9113 Exterior Painting. Work shall be performed on a unit price basis per Division 01 Section 2200 Unit Prices. a. Include 500 square feet of roof deck painting in the base bid. 14. Overlay areas of steel roof decking as directed by Intertek or CMHA per Division 05 Section 3100 Steel Decking. Work shall be performed on a unit price basis per Division 01 Section 2200 Unit Prices. a. Include 100 square feet of roof deck overlay in the base bid. 15. Replace areas of damaged or deteriorated steel roof decking as directed by Intertek or CMHA per Division 05 Section 3100 Steel Decking. Work shall be performed on a unit price basis per Division 01 Section 2200 Unit Prices. a. Include 500 square feet of roof deck replacement in the base bid. 16. Replace lumber that is found to be deteriorated or damaged per Division 06 Section 1053 Miscellaneous Rough Carpentry. Work shall be performed on a unit price basis per Division 01 Section 2200 Unit Prices. a. Include 100 board feet of damaged blocking in the base bid.
