Site work and renovation of a mixed-use development in Tahlequah, Oklahoma. Completed plans call for the renovation of a educational facility; for site work for a sidewalk / parking lot; and water / sewer project.

SCOPE OF WORK - (read and understand each item below) The following Contract (Bid Group) Work Summaries describe the intended scope of work to be included in the Bid Package. The bid shall include all the requirements of the plans with specifications unless specifically indicated otherwise in this summary. This includes all layout and daily clean up involved with the work. It is the bidder's responsibility to review bidding requirements and forms to insure a complete, safe, and coordinated execution of the Work Package being quoted. Additionally, bidders shall include in their pricing applicable portions of related specification sections normally associated with the work to be done whether specifically indicated by this Contract Work Summary or not. Should any bidder be unclear as to the scope of work required, he is instructed to contact the Owner for resolution prior to bidding. In the absence of written instruction to the contrary, in matters of specification and/or scope of interpretation, bidders shall include the more costly and complete of the possible interpretations. Awarding of Contracts will be based on best qualified bid. CONTRACT: General Construction Work including but not limited to the following: 1) Drawings and Specifications as identified in Contract Attachment "B" Including But Not Limited To: 1) NSU is a "Tobacco Free" campus; Contractor will be expected to abide by NSU policy and will be held accountable for all Subcontractors on site. 2) Contractor shall be responsible for coordination of all necessary local, state and federal, pre, during and post compliance inspections in conjunction with State and City licenses. Contractor shall provide NSU with documentation of compliance at completion of work. 3) Contractor to be responsible for all permits and fees associated with this scope of work. 4) Work may be halted and resumed at any given time according to NSU's needs. 5) Contractor shall be responsible for mobilization and staging locations to minimize daily operations of the university. 6) Utility terminations shall be in accordance with the governing utility procedures and regulations. NSU will be given a minimum of 24 hours' notice prior to any utility outages/shut-offs. 7) Contractor shall be responsible for coordinating any and all utility locations for the project. 8) Contractor is responsible for furnishing, receiving, protecting and installing specified materials per the construction documents. 9) Contractor is responsible for all field verifications of dimensions and conditions. 10) Contractor is to ensure that construction trash and demolished debris is gathered and disposed of daily in contractor provided trash receptacle. Question Deadline 02/12/2024 All questions shall be furnished in writing to: Northeastern State University Attention: Chris Gay gayc@nsuok.edu Purchasing Department 600 North Grand Avenue Tahlequah, OK 74464 11) Contractor is responsible for daily clean-up and equipment storage. NSU is not responsible for damaged or stolen property and/or equipment. 12) Contractor shall be responsible for abiding OSHA and NSU safety regulations. 13) Contractor shall be responsible for protection of existing equipment, materials and floor coverings that are not called out to be demolished or repaired. Northeastern State University Cobb Hall Water Damage Repair Page 4 14) Any discrepancy between the plans/specifications and actual field conditions must be submitted in writing to the owner a minimum of 48 hours prior to the bid closing date. 15) Contractor shall be responsible for demolition, removal, loading and haul off of all materials, scraps and debris. 16) Contractor shall be responsible for any broken or crushed concrete sidewalks, curbs, decks, walls or other cementitious materials. BATHROOM SCOPE 17) Contractor shall treat all exposed lumber with a one-step mold remediation solution to insure spore removal, comparable to Mold Armor. 18) Contractor shall remove and replace plywood under shower. Dimensions shall remain the same as existing. 19) Contractor shall supply and install mud bed shower pan sloped to floor drains at no more than 2% slope. 20) Contractor shall provide and install DensGlass at all shower walls, floor to ceiling. Blocking shall be installed behind drywall at all needed locations. 21) Contractor shall supply and install Schluter System water proofing behind all tiles surfaces, per industry standard. System shall include all decoupling membrane, waterproofing wall membrane, membrane corners, thinset, ADA compliant stationary shower seat, and drain seals. 22) Contractor shall supply and install 12x12 ceramic tile with a slip coefficient of .42 or greater, color to be determined by owner. Tile shower to 6' above floor with an outside return to match short side of shower. 23) Contractor shall supply and install FRP and associated trim from top of tile to ceiling. 24) Contractor shall provide and install 5/8" green board drywall at all interior bathroom walls and ceiling. Blocking shall be installed behind drywall at all needed locations. All drywall shall be bedded, taped, and textured with light orange peel. Ceiling paint shall be Benjamin Moore (or equal) White Dove OC-17, walls shall be Benjamin Moore (or equal) Brilliant White E-01. 25) Contractor shall reinstall all ceiling registers, light fixtures, grab bars, towel bars, and shower fixtures. 26) Contractor shall supply and install motion sensor to control light and exhaust fan. Sensor shall have a 20-minute delay. 27) Contractor shall supply and install 4" cove base to match existing. 28) Room 123 shall only have occupancy control installed as described above. 29) Room 323 shall have ceiling framing reinstalled above shower room at 16" OC. 30) Contractor shall perform flood test in shower to insure water tightness, as witnessed by NSU Facilities. MECHANICAL ROOM SCOPE 31) Contractor shall coordinate water shut off to water heater with NSU Facilities 72 hours prior. 32) Contractor shall treat all exposed lumber with a one-step mold remediation solution to insure spore removal, comparable to Mold Armor. 33) Contractor shall supply and install Densglass at all interior mechanical room walls with exposed framing. Densglass to remain unfinished. 34) Contractor shall supply and install drain pan under all existing water heaters and route drain to floor drain. Northeastern State University Cobb Hall Water Damage Repair Page 5 35) Contractor shall supply and install FRP board to counter flash from behind water heater into drain pan. 36) Contractor shall supply and install 5/8" drywall at bedrooms and closets opposite of mechanical room walls. Any walls affected shall receive new finish to match from floor to ceiling. Wall base to be installed to match existing. Ceiling paint shall be Benjamin Moore (or equal) White Dove OC-17, walls shall be Benjamin Moore (or equal) Brilliant White E-01. 37) Upon completion contractor shall perform a punch walk with NSU Facilities. Final punch list shall be completed prior to final payment. 38) Contractor shall be expected to work in an occupied building and shall be expected to conduct themselves professionally. General Contractor shall be responsible for the conduct of all Subcontractors on site. 39) Contractor shall be responsible for moving or shuffling room furniture as needed for completion of work. 40) Contractor shall be responsible for final cleaning and wipe down in all areas affected by construction. This will be to Owner's discretion. 41) Contractor shall provide final cleaning for the project. This will be to owner's discretion. 42) The awarded Contractor shall be expected to mobilize upon issuance of Notice to Proceed.
