B. Type of allowances include the following: Lump sum allowance. 1.02 BASE BID A. The Base Bid shall be a lump sum price for the entire project as required by the contract documents. The following allowances shall be included in the Base Bid. B. Allowance No. 1: Include an allowance sum of $5,000.00 for unforeseen conditions that may be discovered during construction. All work charged to this allowance must be approved in advance in writing by the Owner. Should an unforeseen condition be discovered, the contractor shall so notify the Architect. If the Architect agrees that it is an unforeseen condition, the Architect shall prepare a work scope document and request a price proposal from the Contractor to address such item. Upon agreement between the Owner and the Contractor of the price for such items, the work will become a part of the project and the cost shall be deducted from this Allowance. Any funds included in this Allowance that remain unused at the completion of the work will be returned to the Owner through a deductive Change Order. Should a Bidder find discrepancies, ambiguities or conflicts in, or omissions from the Drawings and Specifications, or should he be in doubt as to their meaning, the Bidder shall notify the Design Professional at once for an interpretation. If such notification is within five (5) working days of the established Bid Opening, the Design Professional may respond to all Bidders if a change in the Bid Documents is in order by means of a telephone, telegraphic or facsimile communication.
