Renovation of a residential development in Tacoma, Washington. Completed plans call for the renovation of a residential development.
Pierce County Human Services Home Repair Program is funded through a Community Development Block Grant (CDBG) from the U.S. Department of Housing and Urban Development (HUD). The program provides home repairs to income eligible populations in the form of a grant. The spending limit for each residence is set at $15,000. This procurement may include work on multiple residences. HVAC gas furnace replacement in stick-built home. Individual projects (each identified by CDM#) within this quote may not exceed $15,000 each, including all fees and taxes. Limited Public Works contracts may not exceed $50,000 in total, including all fees and taxes. The County requires that the Prime Contractor perform at least 75% of the work in this project. We will not be hosting a pre-bid walk-through or conference for this project. Please bid based on the project information provided. We strongly encourage contractor's to ask questions regarding any project specifications not provided or lacking detail. The start date of this project will be determined by program staff and the winning bid. Projects are to be completed within 60 days from the issuance of the Notice to Proceed (NTP) by program staff. Question Submission Deadline:February 13, 2024, 2:00pm All work shall be subject to a final Inspection by a Pierce County Human Services Housing Rehabilitation Specialist. Standards for satisfactory completion of work shall be determined by the intent of the Contract, applicable building code requirements, the Specifications and the Contractor's Manual. All work found to be lacking in any of these areas shall be repaired or redone at the Contractor's expense. Please offer a bid based on the information that is provided. Do not make assumptions on other work that may be necessary when completing this bid, please ask questions for project clarification in the question section of the bid. It is expected that the winning bidder will assess the problem onsite and verify all measurements before proceeding with work. The information and measurements provided by Pierce County are offered to enable bids to be prepared. Discrepancies (high or low) between estimates and actual measurements and onsite assessment will be addressed with change orders. Roof projects do NOT include detached structures. Please see photos of existing conditions for each project. Please see specifications provided and those included in Contractor's Manual, for more details. Contractor to provide material warranty information to the County and client. ENVIRONMENTAL REQUIREMENTS Access and staging, source sites, and disposal sites remain at least 150 feet away from rivers, lakes, the sound, etc. Waste materials are recycled or otherwise disposed of in a properly permitted sanitary or hazardous waste disposal site. ANY AND ALL APPLICABLE PERMITS The bid submitted shall include the cost of securing any and all applicable permits. L&I PREVAILING WAGE DOCUMENTATION The bid submitted shall include costs for filing Intents & Affidavits with Labor and Industries. 4.2. CDM# 11823 Job Specifications Note: This job includes electrical work - any contractor bidding on this work must hold an electrical license or subcontract with a licensed electrician. DESCRIPTION OF HOME INTENT OF REPAIR: Gas furnace replacement RESIDENCE TYPE: Stick Built YEAR BUILT: 2002 HOME SQ FT:1208 LOCATION: Tacoma Remove and dispose of existing gas furnace. Supply and install a 95% efficient, 60,000 BTU gas furnace. Connect to existing duct work. Install new PVC vent and combustion air pipes through roof or wall as applicable. Provide and install new thermostat and condensate pump. Connect to existing thermostat wire and gas pipe. Provide ground for circuit if needed. Install per manufacturer's recommendations and all applicable codes. Inspect flue and replace if it does not meet current code. Coleman, Trane, Lennox, or equal as approved by the Housing Rehabilitation Specialist. Provide duct test as needed.
