South Beach Psychiatric Center, located at 777 Seaview Avenue, Staten Island, NY 10305, is looking to repair the leaking roofs for buildings 6, 7, 10 and 20 (Bensonhurst OPD). These roofs are under 20 years old but because of lack of inspections and PMs - warranties are voided. This work has no connection to ongoing construction projects. Approval of this project is necessary to prevent building envelopes from rainwater penetration. The vendors provided inspects at the request of the facility. The vendor provided scopes and cost estimates for the repair work. The facility is unable to complete the construction tasks. Delays with repair these roofs could result in physical failures as the penetrated water will destroy interior walls, ceiling, floors, will create environment for mold grows, increase potential for long- and short-term health problems for building occupants, accelerate deterioration and reduce efficiency of facilities, create liability problems.
