Main Roof -Remove and set aside existing ballast for reuse -Remove and dispose of the existing EPDM membrane -Loose lay new 1/2 " HD board over the existing ISO -Loose lay a new 60mil EPDM roof system per current manufacturer specifications -Recover distribute ballast over the roof area -Set new pavers at all roof access points and around all units -Fabricate and install new edge metal made from 24-gauge Kynar coated steel -Fabricate and install new counterflashing made from 24-gauge Kynar coated steel -Upon completion provide a manufacturer's 20-year labor and materials warranty Penthouses -Remove and dispose of the existing roof system down to the metal deck -Mechanically fasten new 1.5" ISO -Adhere a 60mil EPDM roof system per current manufacturer specifications -Fabricate and install new coping made from 24-gauge Kynar coated steel -Fabricate and install new gutter and downspouts made from 24-gauge Kynar coated steel -Upon completion provide a manufacturer's 20-year labor and materials warranty
