Selective Interior Renovation Project Scope: Interior renovation of selected central areas of an existing one-story, slab on grade, building with a single tenant/owner. The existing building was built in 1979 (per BOCA 1975) , and was renovated in 1999 (per BOCA 1996). This renovation project is being submitted for permit in St. Louis County under IEBC 2015, Alterations - Level 2 (Work area is less than 50% of the existing building area). The Mehlville Fire District has adopted IFC 2021. The work area includes renovations to the following central spaces: Public Lobby and public restrooms, Chambers for public meetings, and business areas for the staff in the following departments: Public Works (reception area), Administration (reception area), and Court Clerk office.The originally conceived fire-resistance concept for the building is maintained. Per the IEBC 2015, the building is not less safe due to the proposed renovation) and per BOCA 1975 the Lobby still functions as a sprinklered Lobby Exitway element (provides the means of egress to a grade level exit discharge). One-hour fire separation of Mechanical Room 124 is maintained as a sepearte fire area (490 SF) from the remainder of the building. Accessibility: The project greatly improves accessibility in the work area for the public at transaction windows, for public restrooms, for city officials at the Chamber dais, and for selective employee workstations. In renovated public restrooms, new toilet accessories will are made ADA compliant and plumbing fixtures are made to activate with motion sensors **Bids should be clearly marked "BID OPENING: Selective Interior Renovation - Sunset Hills City Hall PROJECT - ATTN: DIRECTOR OF PUBLIC WORKS".
