Baltimore County is seeking exterior window replacement and glazing at the Overlea-Fullerton Senior Center. It is the intention of these specifications that the Contractor hereunder shall furnish all labor, material and equipment for Exterior Window Replacement/Glazing at Overlea Fullerton Senior Center located at 4314 Fullerton Ave, Baltimore, MD 21236. Question Deadline 03/20/2024 Questions will be entertained at the conference and via e-mail to Monica Lee, Staff Buyer, at mlee3@baltimorecountymd.gov. The deadline for written questions pertaining to this solicitation is seven (7) working days prior to the due date of proposals. EXTERIOR WINDOW REPLACEMENT WINDOW AND GLAZING SPECIFICATIONS. 2.1 Provide all labor, material and equipment necessary to perform: 2.1.1 Fabrication, replacement and installation of exterior window glazing. 2.1.1.1 Replace glazing in all external windows in the building, including the exterior clerestory windows above the central reception area, and one door pane in the front entrance door. 2.1.1.2 All existing exterior glass is to be removed, disposed of and replaced with double pane insulated glass, not disrupting the existing aluminum frames. 2.1.1.3 New Insulated Glazing for all exterior windows. 2.1.1.3.1 All Glass- No Plexi-Glass panels of any kind. 2.1.1.4 One new panel for compromised front door, to match existing glazing. 2.1.1.4.1 All Glass- No Plexi-Glass of any kind. 2.2 Minimal requirements for exterior replacement windows and glazing: 2.2.1 Provide double pane, gas filled, low-E glass 2.2.2 Maximum U-factor (overall assembly) of fixed windows shall be 0.34. 2.2.3 Maximum U-factor (overall assembly) of operable windows shall be 0.43. 2.2.4 Maximum SHGC of glazing in fixed windows shall be 0.34. 2.2.5 Maximum SHGC of glazing in operable windows shall be 0.31. 2.2.6 Minimum ratio of VT/SHGC (all types) shall be 1.10. 2.2.7 All new glazing to include thermal breaks. 2.2.8 All new glazing to have factory-applied finish. 2.2.9 Provide National Fenestration Rating Council (NFRC) label or label certificate for window assembly. 2.3 Window treatments and valances will be removed and reinstalled by others. 2.4 Identify in writing and photos all damaged wall or ceiling areas before construction begins. Damaged walls not identified prior to commencement of work will be the responsibility of the contractor to repair, paint and wallpaper to match, as needed. 2.5 Remove all existing "plexiglass" panes and ALL caulking that was used to install them. There will not be any plexiglass in any windows when this project is completed. 2.6 Interior Reception Area Clerestory Windows will require off hour work: 2.6.1 5:00 PM - 7:30 AM Monday - Friday, or Saturday and Sunday. 2.6.2 Lifts to be included in Contractor scope of work. 2.7 General areas will be identified by Contractor on a schedule to be coordinated with the Senior Center for day time hours not to interrupt on-going programs.
