As of December 3, 2024, this solicitation has been awarded. *The closed solicitation has been included below for reference: Purpose Grand Rapids Public Schools (GRPS) seeks professional design expertise to execute its construction projects. The Professional Service Contractor (PSC) selected to design the renovation of Sigsbee must provide the full range of architectural and engineering capabilities for the entire scope of work. Successful design and construction of our projects may also require the use of specialists in interior design, acoustics, building restoration, historic preservation, efficiency, security, and technology. Implementing our construction projects is an important part of our work and we seek the best consulting firms from our region to work collaboratively with our schools, communities and administration. B. Project Scope and Timeline GRPS issues this RFP in its process to obtain Architectural/Engineering design and production services for the renovation of Sigsbee. Renovating Sigsbee is one of several projects included in the GRPS Facilities Master Plan. The original Sigsbee building was built in 1905, but that building was demolished and rebuilt in 1975. The present building has been renovated in 1994 and 2002. Sigsbee currently houses storage and offices, but the renovation work will provide classrooms and support spaces for the Southeast Career Pathways (SECP) program. Southeast Career Pathways is a small high school that provides scholars an alternative plan to reach graduation and opportunities following high school completion. The overall square footage of the building is approximately 39,420 SF. The SECP program is currently housed in space that does not serve the program well and is costly for the District to maintain and operate. Time is of the essence to execute this program and provide and upgraded environment for the program while reducing the District's overall facility occupancy costs. Therefore this project timeline is aggressive and the design team selected will need to begin work immediately and work in a highly efficient and collaborative manner with GRPS and the other project team members. Construction will be completed while the majority of the building is unoccupied. The Construction phase will be approximately July 1st through November 29th of 2024. The District's goal is to furnish and occupy the building during the month of December 2024 and have the program begin operating in the space in January of 2025. Successful completion of the project includes completion of Punch List items, installation of technology, and staff training as required prior to Owner acceptance. The overall GRPS goals for Sigsbee include the following: o Exterior/building envelope improvements including exterior doors, tuckpointing, metal roof/fascia refinishing, roof upgrades, parking lot resurfacing (coordination only, design has been completed), enlargement of window openings in learning spaces to improve natural daylighting, selective sidewalk replacement, and other miscellaneous site work. o Design and construction of a new secure entry and program office space. o Division of the building to allow for the incoming school program and renovation/relocation of the existing offices. Tentative SECP program needs have been quantified as follows: o (5) classrooms o (2) computer labs for 30 workstations o (1) testing room o (4) Administrative offices o (1) Academic support room o (1) Security Office o Kitchen and Cafeteria / dining space o (2) Conference or meeting rooms o (1) Teacher work room o Renovation and upgrades including but not limited to classroom technology, finishes, and signage. o Replacement of existing lighting. o HVAC and electrical upgrades. o Replace existing Fire Alarm system. o Upgrade building management system controls. o Renovation of existing toilet rooms. o Replacement of existing drinking fountains/water coolers. o Lockers for (80) students o Secure separation of the school activities from the offices and storage for the other GRPS departments o Interior and exterior signage In addition to architecture and engineering design documentation, the scope of work for the PSC includes, but is not limited to, meeting with committees and administrators and overseeing Townhall meetings during the design phase, maintaining and updating public information regarding the design and construction progress on the District website, and attending construction progress meetings. The District intends to separately secure the services of a Construction Manager (CM) concurrently with the selection of the Architect/Engineer. The A/E firm will be required to work closely with the CM to estimate and balance scope, budget, and construction phasing options. Interviews March 13, 2024 o Selection / Recommendation March 19 thru 25, 2024 o Finance Approval March 26, 2024 o Board Approval April 8, 2024 o Design Phase March 27, 2024 - May 29, 2024 o Construction Phase July 1st through November 29th 2024 o Occupancy Phase December 2024 o SECP begins in space January 2025
