Site work, new construction and renovation of a mixed-use development in Porter, Texas. Completed plans call for the renovation of a fire / police facility; for site work for a water / sewer project; for the construction of a 12,685-square-foot pre-engineered storage facility; and pre-engineered storage facility.

As of May 7, 2024, construction is expected to start September 2024. All trades have been awarded. Budget: $6,300,000 per Fire Station The previous solicitation is listed below for reference. Montgomery County Emergency Services District No. 6 is soliciting proposals to award a construction contract as herein described for the purpose defined in this document. By responding to this invitation, the parties providing Proposals (referred to herein as Offerors) agree to perform in accordance with the terms and conditions set forth in this document in the event that the response is selected for contract award regardless of whether award is made in whole or part The project shall consist of the following, including options for either one (1) or two (2) fire stations under a single contract, and if two (2), options for concurrent or sequential construction phases: 1. Fire Station 125: Located west of Loop 494 on the north side of Royal Crossing Drive, across the street from Kings Manor Elementary in Porter, Texas, the development of an approximately 3.5 acres tract, including pre-engineered metal structure with 10,970 sq. ft. first floor and 1,715 sq. ft. plywood-decked 2 nd floor/mezzanines. Project may also includes storm detention pond. Water and Sewer utilities will be extended to site under a separate contract. The layout will be designed to accommodate three (3) drive-through apparatus bays and 6 full-time staff. 2. Fire Station 123: Same floor plan layout and building program, with site-adapted site layout on a 7.9 parcel located at on Ford Road, across from Cherokee Trace (reference attached site survey). Exterior façade, roof design, and building materials may vary between the two Fire Stations. 3. Schematic Design plans and exterior renderings of Fire Station 125 are provided for reference as an attachment to this RFP. Interviews, if desired by the Owner, would be conducted following evaluation of the Proposals. Thereafter, the Owner and its Architect will review the evaluation and scoring to select a firm at a subsequent District meeting. The selection process will follow the stipulations of Chapter 2269, subchapter D, Texas Government Code. Queries must be received no later than 2:00 p.m. on Monday, February 26, 2024. Any final addendum will be issued no later than 2:00 p.m. on Tuesday, February 27, 2024. Only one (1) copy of the completed Proposal Form for Construction Manager-At-Risk (item 7) shall be submitted. The Proposal Form shall be submitted in a separate sealed envelope from the other information requested The Construction Manager-At-Risk shall be accountable for the construction budget and shall work with the architect to identify the design, systems and finishes required to meet the established budget. Performance and Payment Bonds for 100% of the construction cost will be required upon submission of the Guaranteed Maximum Price (GMP). The project shall comply with Montgomery County Prevailing Wage Rates as published for the same quarter of the year as the GMP is issued. The Construction Manager-At-Risk shall provide incremental cost evaluation of the project. The project costs shall be identified at the following milestones: 1. 100% Schematic Design 2. 100% Design Development 3. 50% Construction Documents 4. 90% Construction Documents The Owner reserves the right to reject any and all Proposals and to waive any informalities incidental thereto. Proposals not submitted in accordance with the Request for Proposal requirements shall not be scored or considered. *This project has been awarded and all trades have been let.
