Renovation of a residential development in Union City, New Jersey. Design plans call for the renovation of a residential development.
The City of Union City in Hudson County is seeking qualified developers in order to develop a 100% affordable family-rental housing project on the property known as 707 Summit Avenue (Block 32.01 Lots 4 and 9) with associated parking opportunities on Block 43 Lots 6 and 7. Union City is a city in the northern part of Hudson County. The City consist of 1.29 square miles with a population of 68,5891 representing a density of 54,138 people per square mile, making Union City the second densest in the country. Several major roadways traverse Union City. New Jersey Route 495 is the most significant highway passing through, as it connects directly to the Lincoln Tunnel into New York City. To the west, Route 495 connects with Interstate 95 (the New Jersey Turnpike), U.S. Route 1/9, and New Jersey Route 3. Within the City, Bergenline Avenue and Route 495 are major public transportation corridors. The Bergenline Avenue station of the Hudson-Bergen Light Rail is located at 49th Street at the City's northern border with West New York The project site consists of Lots 4 and 9 in Block 32.01. Lot 9 is a 6,500-square-foot triangularly shaped lot that has frontage on both Summit Avenue and Paterson Plank Road and is developed with a 5-story office building. The flatiron-style building was constructed in the early 1900s and consists of approximately 31,850 square feet. At a minimum, Union City expects the Developer and/or its consultants and subcontractors to be adequately insured in the areas of Workers' Compensation, general liability, property damage, automobile liability and professional liability. Such insurance, at a minimum, includes $5 million general liability, $1 million property insurance, $1 million professional liability and Worker's Compensation, per City requirements Question Deadline 03/19/2024 Questions regarding this RFP must be submitted in writing via email to mail@hgapa.com or via mail at the address listed on the front cover by the deadline specified in Exhibit II.
