Renovation of a museum in Madison, New Jersey. Completed plans call for the renovation of a museum.

Prequalifications Only The general contractor should be familiar with the Secretary of Interior's Standards for the Treatment of Historic Properties (revised 2011). The work will include interior renovations to the East Wing of the building and select areas in the Center and West Wings. Renovations in the East Wing consist of approximately 8,530 square feet, the Center and West Wings approximately 3,430 square feet. Work will include selective demolition, repairs to existing finishes and windows, restoration and reuse of select existing doors and hardware, and provision of new walls, finishes, lighting, and storm windows. A new elevator will be installed, and new/upgraded HVAC, plumbing and electrical systems provided to serve the East Wing. Existing mechanical equipment in the Attic of the East Wing will be replaced with new equipment and one exterior condensing unit. All work is to be completed according to the Project Manual, plans and specifications. This is an important historic building and will require the expertise of contractors with a proven, verifiable record in relevant HISTORIC PRESERVATION WORK and coordination of similar trades. This projects renovation and adaptive use goals are to provide the following: 1. Renovated spaces for several Borough departments, a home for the Madison Historical Society (including gallery spaces to display artifacts from their collection) to be located in the primary historic space (old Courtroom) in the East Wing. and office space for future occupants on the second floor. 2. Preservation and restoration of the East Wing's historic materials and finishes within the context of the new programmed spaces. 3. Upgrades to the mechanical, electrical and plumbing systems serving the East Wing to support new and relocated program functions Interior Renovation: 1. General requirements: a. Temporary showing and bracing. 2. Selective Removal a. Removal of all deteriorated materials. b. Salvage existing historic materials including marble, tile, doors, light fixtures. c. Cut out existing concrete and steel structure to install new 3-storey elevator shaft. 3. Concrete: a. New elevator pit, including underpinning at footings near pit. b. Concrete repairs to existing concrete clad beams and existing concrete floors. c. Modifications to attic concrete clad steel framing for elevator overrun. 4. Metal a. Modifications to existing structural framing for new elevator. b. Modifications to structural framing for new mechanical shaft. c. Installation of new metal stud for partitions, shafts, soffits and ceilings. 5. Wood and Plastics: a. Miscellaneous carpentry, including cabinetry, blocking and nailers. b. New counters and glazed openings and service windows. c. New catering kitchen cabinets. d. New glazed office partitions. e. New wood casings for mechanical units. f. Fire stopping 6. Openings: a. New doors and hardware, including casing and trim. b. Restoration of select existing doors and associated hardware. c. Interior refinishing of existing windows, window frames and casings. d. Replacement wired glass at ground floor windows with new tempered glass. e. Install new interior storm windows at select exterior windows. f. Install Security key-card panels at access doors. 7. Finishes: a. Clean and restore existing wall and floor finishes- tile, marble, granite and plaster. b. Paint all interior walls and ceilings. c. Install new floor, wall, and ceiling finishes. d. Install all new bathroom accessories. a. Install new 3-stop elevator. 9. Plumbing: a. Remove or abandon in place existing plumbing system components. b. Provide new plumbing fixtures for restored ad new restrooms including barrier free. 10. Heating, Ventilating, and Air-Conditioning: a. Remove or abandon in place existing HVAC system components. b. Provide new HVAC system. 11. Electrical: a. Remove or abandon in place existing electrical system. b. Restoration of existing salvaged light fixtures. 12. Provide new electric and service designed to minimize damage to historic fabric/finishes. 13. Exterior: a. Install new condensing units with equipment pads.
