Renovation of a clubhouse / community center in Woodbury, Tennessee. Completed plans call for the renovation of a clubhouse / community center.

*As of July 17, 2024 this project has not yet been awarded. A timeline for award has not yet been established.* Project Description: Roof Replacement at the LOWER ROOF includes but is not necessarily limited to the following work items. o Removal of existing roofing assembly down to deck o New TPO roof membrane o New tapered insulation o New metal soffit and fascia assembly to match upper roof o Flashing, accessories, trim, and other items as necessary for a complete weather-tight installation. Work on the upper roof is excluded from this contract except to the extent that the contractor shall adjust drainage from upper roof onto the lower roof as required to accommodate new lower roof assembly. The Work will be substantially complete in 90 daysfrom the Notice to Proceed and completed and ready for final payment in 120 days from the Notice to Proceed in accordance with Paragraph 15.06 of the General Conditions . SCOPE OF WORK A. The existing building has two tiers of roofs, a high roof over the gym, and a lower roof. The scope of work for this project includes roof replacement for the lower roof only. Work on the high roof is limited to adjusting drains from the upper roof as required to adapt to the new lower roof assembly. 1. Work shall include removal and replacement of the roof assembly down to the roof deck. 2. Damaged/deteriorated roof deck shall be replaced as needed on a unit price basis. See Bid Form for terms of unit prices. Confirm scope of unit price work with Owner prior to proceeding with work. 3. Work shall include all flashings, trim, accessories, sealants, adhesives, and other items as necessary for a code-compliant, weather-tight system. 4. Work shall include new tapered insulation to increase the slope of the roof over the current. Use tapered insulation to direct water to drains and away from roof mounted equipment. 5. Work shall include resetting and/or extension of any roof-mounted or through-roof items as required by the new roof assembly. 6. Work shall include patching any abandoned penetrations as required. 7. Work shall include altering edge detail as required to accommodate new soffit/fascia system. 8. Work shall include new soffit/fascia system to match upper roof. B. Prior to starting work, Contractor shall notify the Architect of the weight of the new assembly at its thickest point.
