Site work, paving and renovation of a mixed-use development in Elyria, Ohio. Working plans call for the renovation of a conference / convention center; for site work for a conference / convention center; for paving for a conference / convention center; educational facility; educational facility; educational facility; sidewalk / parking lot; sidewalk / parking lot; and sidewalk / parking lot.

The owner has determined a prequalified list of design build companies. The Spitzer Conference Center requires updates to continue to provide enhanced and innovative services to the students and community of Lorain County. The College's Energy Performance Contract has addressed the larger mechanical needs in the building. Therefore, this project will update secondary mechanical equipment as well as classrooms, roof, and facilities infrastructure. In 2018, the Briefing Suite within the Spitzer Conference Center was updated and is planned to serve as the basis of design with respect to architectural finishes. Expanding the look and feel of the Briefing Suite throughout the remainder of the building is a primary goal of this project. Additionally, there are four other planned goals of this project: update all AV technology in all classrooms, replace the ballasted roof, renovate parking lot 4 which primarily serves the conference center, and finally address the lack of a vestibule and circulation as it relates to the main event space. The design approach to the replacement of the ballasted roof may be applied to additional buildings. Lorain County Community College has received a capital appropriation from the State of Ohio to renovate the Spitzer Conference Center. The C-AE will engage the LCCC staff to develop the Program of Requirements bound by the following objections: o Expand the look and feel of the Spitzer Briefing Suite throughout the remainder of the building. o Update AV/Technology in all classrooms. o Replaced ballasted roof. o Renovate parking lot 4. o Address the circulation path that runs through the main Grand Room and lack of vestibule. The College anticipates the development of three (3) Design-Build projects separated by scope, i.e. a roof replacement project, a parking lot renovation project, and the balance of the interior renovation.
