Scope of Work: Construct a 12x10 cut phase block building with 1 unisex ADA bathroom with a
pipe chase and 120ft of sidewalk.
o The contractor will be required to obtain all required building permits from the city, and
all building fees will be waived.
o 12x10 cut phase block building.
o 1 bathroom to meet all ADA requirements and 1 pipe chase behind the bathroom.
o Both doors should be keyed the same.
o The concrete slab should be 18x14 level with the playground grade, with a 4ft overhang
on the left side and 5ft on the front.
o To include a sidewalk from the parking lot to the building approximately 120ft long and
5ft wide and meet ALL ADA requirements.
o Metal roof/color to be chosen by the city.
o Wiring per Code (2020 IEC)
o Light fixtures in each room should be 4ft LEDs with one light switch inside the pipe
chase. The exterior should have 5 LED can lights under the eve and should be on a
photocell.
o 4-inch gutters on each side.
o Door closer on the bathroom door to meet ADA requirements.
o Mini Split heat pump system with 2 ceiling units (one in each room with remote control
thermostats.
o Plumbing for 1 handicapped bathroom with handrails and baby changing station.
o One drinking/bottle filling station on the front of the building
o The bathroom should have a metering faucet on the sink, hand dryer, soap dispensers,
and ADA commodes.
o Paint inside and outside of the building (color to be chosen by city).
o Hook up all utilities/water, sewer, and electric are on site.
o Taps and meters provided by the City.
o Straw and seed the area that is damaged from construction.
