Renovation of a municipal facility in Windsor, Virginia. Completed plans call for the renovation of a municipal facility.

General Scope of Work: Partial roof replacement that encompasses the existing low slope roof area on the Human Services Building for the County of Isle of Wight, Virginia. Demolition work includes the existing low slope TPO roof system including insulation, down to the existing metal deck over bar joist structure, flashing and edge metal. New work includes the installation of a low slope TPO roof system with taper insulation for positive drainage to roof drains and existing copper gutter. The new roof system shall include 60 mil TPO membrane, poly-isocyanate rigid insulation, high-density cover board, wood blocking, roof drains with cast iron domes, flashing, roof hatch railing system, and edge metal. All existing roof drain piping shall be cleaned and inspected for free flowing of water prior to the installation of roof drains. Scope all existing roof drain piping to the first cleanout outside the building. Use interior cleanouts for longer runs. A written report of the inspection results and deficiencies, and a DVD copy of the scoping video shall be provided as a part of the submittal process. Questions concerning this project must be in writing and addressed to ewishall@isleofwightus.net and must be received no later than 3:00 pm, March 22, 2024. Should a bidder find discrepancies in or omissions from the specifications or Invitation to Bid, or should be in doubt as to their meanings, he should notify the Assistant Purchasing Agent, Erin Wishall, by email at: ewishall@isleofwightus.net. All questions shall be directed in writing (email) to Ms. Wishall: ewishall@isleofwightus.net. The right is reserved to revise or amend these specifications prior to the date set for receipt of bids as may be required by the County. That date may be delayed if deemed necessary by the County. Any revisions and/or amendments will be in the form of an addendum to this document. If said work is not completed within the time stated in the Notice to Proceed the Contractor shall be liable and hereby agrees to pay to the Owner as liquidated damages, and not as a penalty, the amount of one hundred dollars ($100.00) per calendar day for each and every part of a day thereafter that said work remains substantially incomplete for a location. The County reserves the right, at its sole discretion, to deduct liquidated damages from any outstanding amount due the Contractor.
