Renovation of a mixed-use development in Kankakee, Illinois. Completed plans call for the renovation of a educational facility.
A. Furnish and install all items of work shown on the drawings within the specifications, and in compliance with all governing codes and agencies. All references in this specification to applicable codes or governing agencies shall include the following. 1. Current Illinois Plumbing Code. 2. Applicable International Plumbing Code and International Building Code. 3. National Fire Protection Association. 4. All other local or county ordinances. B. Provide everything essential for the completion of the work to make the system ready for normal and proper operation; including all work or materials not directly shown on the drawings or in the specifications, but necessary for the proper operation of the system. C. It shall be the responsibility of the Plumbing Contractor to visit the site and verify all existing conditions affecting his work, and he shall adapt his work to fit all existing conditions and meet with approval of all governing bodies. Failure to do so will not result in award of additional payment, for it is to be understood that tender of proposal carries with it the agreement to furnish a system whole and complete, ready for the test and operation and duly approved by agencies as previously noted herein. D. It is the responsibility of the Plumbing Contractor to thoroughly examine the plans for compliance to all codes and notify the Engineer of any deficiencies prior to bidding the project. Once the bid proposal is accepted, the Contractor will not be granted extras for compliance to any changes that the Inspector may require. E. All work shall be performed to the satisfaction of the Architect and Owner. Secure all permits and licenses applicable to this Division; pay all fees and post all bonds incidental thereto. F. Materials shall conform to the standards prescribed by all local codes and governing agencies. When required, the Plumbing Contractor shall obtain approval prior to installation. G. All materials, piping, fixtures and equipment required for the work shall be new, of first-class quality and shall be furnished, delivered, erected, connected and finished in every detail and shall be so selected and arranged as to fit into the building spaces. H. Furnish and install complete plumbing system as herein specified. I. Provide and install fire stopping and fire-rated assemblies as specified herein and in architectural sections. Bid security in the form of a bid bond, certified check, or bank draft in an amount equal to ten percent (10%) of the base bid amount shall be submitted with the bid. Should a bid bond be submitted, the bid bond shall be payable to the Board of Trustees, Kankakee Community College. The College reserves the right to reject any or all bids or parts thereof, or waive any irregularities or informalities, and to make the award in the best interest of the College. Decisions of the College will be final. All bidders must comply with applicable Illinois Law requiring the payment of prevailing wages by all contractors working on public projects. Bidders must comply with the Illinois Statutory requirements regarding labor, including Equal Employment Opportunity Laws.
