Renovations of the existing 4-storey with basement facility to address the aging and end-of-useful-life of many major building systems as well as address concerns regarding accessibility within the facility. Major elements being addressed are as follows: Replacement of all building air handling units for proper air handling, heating, and cooling. Replace the boiler steam heating system with a more efficient low-temperature hot water system. Removal of pneumatic control valves and controls system and installation of a new electronic DDC control system with a cloud-based head-end system. Electrical distribution replacement and upgrades. Lighting replacement for newer, more efficient LED fixtures with simple controls strategy. Replacement of the 100+ year old windows that have heritage designation to upgrade thermal performance and occupant comfort and significantly reduce air leakage issues. Coordination with heritage authorities is expected. Installation of two Universal Toilet Room (UTR) within building, installation of Automatic Door Openers (ADO) on existing washrooms. 100+ year-old elevator modernization with new controls, brail signage and mechanisms. Creation of an accessible route connecting ground level to the rotunda level. TMELINE: An RFP for commissioning services has been issued by the owner.
