Renovation of a multi-residential development in Sacramento, California. Completed plans call for the renovation of a multi-residential development.
The Work shall consist of, but not limited to the following: BASE BID: a. See Exhibit A.1; Exterior Paint Specifications. Exhibit A.2 thru Exhibit A.5; Ext Paint Mock-ups. Contractor will consult with CADA Construction Manager so the scheme is understood. b. All exterior surfaces must be properly prepared; cleaned of all dirt and debris prior to proceeding. Scraping surfaces as necessary and float the scraped areas to create an even surface prior to painting. Contractor must schedule walk with CADA Construction Manager once surfaces have been cleaned, prior to prime. c. Remove all hardware from the removed awnings and patch holes as necessary. d. Replace any fascia or soffits that have dry rot. e. Provide and install paintable plastic flanged wire guard cable raceway to replace broken and missing cable tv and telephone cable raceway. Raceway should be painted as per color pattern. f. The contractor is responsible for protecting all adjacent landscaping and surfaces not to receive paint. Any trimming must be consulted with CADA Construction Manager prior to proceeding with the work. If approved by CADA in advance, the Contractor may be allowed to trim the vegetation prior to painting. g. After exterior surfaces are prepped and cleaned, prior to proceeding with prime and paint, contractor must apply 3-foot by 3-foot color samples to area specified by CADA Construction Manager. Allow 24 hours for viewing. Contractor should not purchase any paint until Contractor has received written approval from CADA Construction Manager specifying final color selections. h. See Exhibit A.1; Exterior Paint Specifications and Exhibit A.2 thru Exhibit A.5; Ext Paint Mock-ups for further details including paint color distribution, color selection, paint product & type specification as well as requirements in addition to those specified in this document. i. All windows, air conditioner sleeves, awnings and exposed brick must be protected from paint and damage during the project. Any damage to windows, heating/cooling units, awnings, brick or related surfaces will be repaired at contractors cost, using CADA’s selected contractor. j. Apply paint per manufacturer’s specifications. Plaster surfaces should be back-rolled during second coat application.
