Founded in 1941, Otero College is located on an attractive 40-acre campus on the southern edge of La Junta, Colorado. The town itself lies at an elevation of 4,002 feet, has a population of 6,800. La Junta is located in the Arkansas Valley, right in the heart of Southeast Colorados farming and ranching country The Humanities Center at Otero Junior College was constructed in 1971 with additional classrooms and faculty offices built in 1997. The initial building includes a theatre, classrooms, offices, and storage rooms that contain 9" square floor tile presenting an asbestos threat. After a thorough testing for traces of Asbestos, it was found that the flooring in the initial building must/shall be abated before new flooring is installed. Some of the offices and portions of the theatre area have had carpet installed over the top of the tile. The carpet is quite worn, and need sv replaced. In a storage area, some of the tile has become loose and is coming off the floor creating an asbestos exposure threat. This storage area also contains the Sprinkler system risers and will need some light framing and drywall work for separation from the main storage area. In addition, there is sprayed on insulation on some to the piping and above false ceiling panels that contain asbestos. The auditorium theatre area contains approximately 530 seats that have been in place since the building was constructed in 1971. The seats are bolted to the floor and sit on top of the 9" square tile that contain asbestos. The seats will need to be removed to abate the asbestos and may become contaminated with asbestos. On the upper level of the initial structure is a Gender-Neutral Restroom that has a cracked sewer pipe that will require some re-enforced The bidder understands that if this Bid is accepted, bidder must execute the required Agreement and furnish the required Performance Bond, Labor and Material Payment Bond
