Site work and renovation of a mixed-use development in Jefferson, Iowa. Completed plans call for the renovation of a museum; for site work for a water / sewer project; and multi-residential development.

The scope of work at the upper story includes fishing a shell space into two apartments. Required utilities, plumbing supply and drains have already been run in the context of finishing the main level space in 2021-22. New work includes framing and rough carpentry, doors & frames, door hardware, plumbing for two new apartments, electric and low voltage for two new apartments, HVAC for two new apartments, appliances, cabinetry, finish carpentry, painting, flooring, and other work as indicated in the Contract Documents. Project Location: The upper story of the existing two-story historic building located at 100 East State Street; Jefferson, Iowa 50129. For bonding purposes, the estimated value of the Work is approximately $375,000.00. Bidders shall begin the Work on receipt of the Notice to Proceed and shall complete the Work within the Contract Time. Work is subject to liquidated damages. Work of this Contract is NOT subject to compliance with The Davis-Bacon and Related Acts. Bid security shall be submitted with each bid in the amount of 5 percent of the bid amount. No bids may be withdrawn for a period of 30 days after opening of bids. Owner reserves the right to reject any and all bids and to waive informalities and irregularities. Bidders must be properly licensed under the laws governing their respective trades and be able to obtain insurance and bonds required for the Work. A Performance Bond, a separate Labor and Material Payment Bond, and Insurance in a form acceptable to Owner will be required of the successful Bidder.
