Site work for a mixed-use development in Trophy Club, Texas. Conceptual plans call for site work for a swimming pool.

The Town of Trophy Club, TX ("Town") is seeking to hire a qualified Architect as defined to provide design and construction management services for a renovation to the Community Pool in Trophy Club ("Project") that will be located at the existing Independence Park in Trophy Club. The total budget is expected to be approximately $2.4 million, inclusive of construction, design, contingency, and other owner-associated costs. The architectural firm will be evaluated and selected through a qualification-based selection process. Responses must be prepared in conformance with the guidelines described in this RFQ. Responses received after the deadline will not be considered. This RFQ does not obligate the Town of Trophy Club to pay any cost incurred by respondents in the preparation and submission of a response. Furthermore, a response to the RFQ does not obligate the Town of Trophy Club to accept or contract for any expressed or implied services. The Town of Trophy Club reserves the right to reject any and all submittals for any reason. The Town of Trophy Club is seeking proposals from qualified Architectural and Engineering firms with experience in providing designs for outdoor recreation pools. The expectation of the Town is to renovate the existing recreation pool, tot pool and related infrastructure and replace with new construction of modern elements that will serve the recreation needs of users at an outdoor swimming complex. Design considerations should account for the surrounding facility structures, utilities, and amenities that will remain on site. Complete renovation should be accounted for in the overall operation and interconnectivity of the site and may require minor modifications. The selected firm is to complete four distinct tasks: Task A - Conceptual Design: perform preliminary design work as necessary to provide and report on existing condition analysis, develop a minimum of three (3) facility renovation concepts, each showing different amenities based upon a series of community engagements, and develop initial cost analysis of each idea, develop initial preliminary environmental investigations pertinent to site, and provide detailed reports for the above tasks. Task B - Design Development: After preliminary options are developed and presented, the Town will select a concept, or combination of concepts, which will proceed through the design development phase to include a complete package of permit and bid-ready construction documents. Task C - Construction Bid and Award Support: The selected firm will assist the Town with preparing bidding documents and evaluating bids received. Note that the Town Financial Department will be responsible for issuing and receiving bids and for developing the Town's legal terms and conditions and contractual agreement forms. Task D - Construction Administration: The selected firm will then provide the Town with support for the bid process and construction administration services throughout the project until the final close-out is completed.
