Renovation of a municipal facility in Boston, Massachusetts. Conceptual plans call for the renovation of a municipal facility.

Roof and Envelope Upgrades at Franklin Field Development. The A/E shall investigate the existing window conditions in the 7 – three story residential buildings (7-13) and provide a design solution for their replacement based on a cost-benefit analysis and discussion with the owner. The A/E shall also investigate and determine the need for repair or replacement of other associated components including but not limited to masonry-components, casings, sills, jambs, headers, framing, insulation, flashing, trim, drywall, membranes, indicating the required extents thereof. Provide detailed designs and window type replacement options for optimizing the thermal performance and moisture-management for new components of replaced window assemblies. All elements to meet current energy code requirements as applicable. Note, a new heating/ AC system will be installed under a separate BHA project. Roof Replacement: Buildings 7-13 are due for replacement of the existing roofing material. The A/E shall investigate the existing conditions and provide a design solution for the replacement of the roofing system as required, based on cost-benefit analysis and discussion with the owner. The A/E shall also investigate and determine the need for repair or replacement of other associated components including but not limited to sheathing, insulation, flashing, fascia, soffits, vents, drainage, indicating the required extents thereof. Provide detailed designs for optimizing the thermal performance, moisture management and ventilation. New components of replaced roof assembly to meet current energy code requirements as applicable. Provide a deduct alternate for integrating Photovoltaic solar panels and associated roof support requirements to accommodate the system. Exterior Wall Insulation Integration: The A/E shall investigate existing exterior wall construction and provide analysis of enclosure, including but not limited to; deficiencies requiring repairs, moisture leakage issues and R-value. A/E to provide design solution options for improving R-value, air-tightness and repair or replacement of associated components including but not limited to sheathing, flashing, glass block at lobbies, vents and drainage, based on cost-benefit analysis and discussion with the owner. Provide detailed designs for wall systems, which may include insulated exterior cladding. New system shall account for new window system integration and shall elevate the envelope to meet current energy code requirements as applicable. Bathroom Ventilation: The intent is for each apartment Bathroom to have an exhaust fan and an independent exhaust duct to vent the air through the exterior wall. Scope includes but is not limited to; controls, airflow cfm selection, minimum quiet noise sones, wall switches for lights and fan to operate on/off independently, fan sensors to increase the static pressure, energy efficient motor capable of running continuously, smartflow technology, multi-speed with time delay, static pressure condensation sensor, motion sensor, exterior louver cap with bug screen. Estimated Construction Cost $12,000,000 Time Period for Completed Project 899 days.
