As of October 24, 2025, this project is completed with design. A Construction Manager has been awarded. Construction will begin January 2026. Henderson County is accepting qualifications for a Construction Manager at Risk, for the new construction of 4 Medical Office Buildings. This project is to build 4 new Medical Office Buildings, of an approximate 40,000 sq ft, 2 story layout. All necessary knowledge of programming/installation, of all building systems components including but not limited to HVAC, plumbing, electrical, structural, interior, and exterior finishes, and parking, associated with a yet to be finalized design criteria and scope, are to be included in the project scope. A part of the CMR's scope will be the necessary programming with Henderson County and Henderson County Hospital Corporation, in order to provide cost estimates and schedules for project approval. Additionally, the CMR's services will be to provide the necessary Pre-Construction and Bid Administration for the bidding process and awarding of the trades, to ensure project success. All proposals must demonstrate compliance with all aspects of North Carolina law and Henderson County policy, including e-verification, terms and conditions and other requirements. As a general guide to prospective proposers, the Construction Manager-at-Risk Selection Procedures adopted by the North Carolina State Building Commission, appropriately modified for use by Henderson County, will be employed in this process.
