Renovation of a multi-residential development in Sarnia, Ontario. Completed plans call for the renovation of a multi-residential development.

Flooring and Painting - Forest, Queen St, Euphemia St. The scope of work required under this request includes but not limited to: - Ground Floor existing ceiling and grid system to be remain. - Plaster/ Gypsum ceilings (where present) through-out corridors, stairs, and common areas shall be patched, repaired, and skim coated as required in order to remove any visible defects. Prime and 2 finish coats of paint. - Remove all wall mounted items including, pictures, door numbers, floor numbers, door hardware, electrical face plates, and reinstall after painting has been completed. - Plaster/ Gypsum walls through-out corridors, stairs, and common areas shall be patched, repaired, and skim coated as required in order to remove all visible defects. - Hallway handrails (where applicable), shall be prepped, primed and re-painted. - Existing floor coverings, stair coverings, and base materials to be removed complete where indicated on the drawing. Contractor to allow for Ardex skim coat where all flooring has been removed in order to fill any indentations and provide a smooth surface (allow for 1/8"). Where base material has been removed the contractor shall allow removing any remaining adhesives, mortars, caulking and paint lines in order to provide a smooth surface for the new base material. - Supply and install new floor coverings and base material where noted on the drawings in accordance with the manufacturers installation requirements. - At changes in direction of flooring material, contractor shall incorporate a herringbone type inlay to achieve this. To be co-ordinated on site with project manager. - At change in type of flooring materials contractor to provide commercial grade aluminium transition strips, reducers, etc. which shall not be more than 1/2 " overall height. Existing door clearances shall be considered when purchasing transition trims. o Existing thresholds/transition strips at all tenants unit doors are required to me removed and replaced, or refinished, as noted on the drawings. - At exterior doors the existing aluminium thresholds shall be loosened and removed, new flooring shall extend under threshold, then the aluminium threshold shall be reinstalled. - Provide colour co-ordinating caulking at any exposed edges of the flooring material (eg. Where stair treads meet stringers, where hollow metal door frames meet flooring, where flooring abuts door/sidelight combinations, etc.).
