The Project consists of: Contractor shall furnish all expertise, labor, materials, parts, equipment, and incidentals necessary to provide a complete roof replacement of Scenario Village Building #2 and #3 at the Sheriffs Regional Training Academy located at 6289 Madigan Road, Dublin. This project requires the replacement of two (2) separate roofs consisting of an approximate total of 4,572 square feet of space, the contractor must confirm dimensions of each roof. Contractor shall remove and replace the existing shingle roof systems on each building (Scenario Building #2 and #3) including all roofing details such as gutters, downspouts, flashing, counterflashing, metal edges, curbs and roofing around all pipes and mechanical units. The contractor shall inspect roof sheathing (deck), joists, support beams, and fascia for any signs of damage, deterioration, or rot and perform repairs and replacement as needed. All painted surfaces on both buildings including the fascia, flashing, gables, and siding were sampled and tested positive for lead. Removal and disposal work shall be performed by lead certified workers and in accordance with the Lead Hazard Control specifications and requirements from the County Environmental Department included in Exhibit D. There must be a 30-year warranty on the system, and all related work should be included in the scope to prevent any kind of leak through the roof. This is a full turn-key project, and the Contractor is to provide all necessary work required to complete the roof replacement on each building.
