TO-CA MEA Agreement # JP200006460 - BLDG. 133 CHILDRENS CENTER MAINTENANCE UPGRADE PHASE 2_V5-240327 This project involves demolition and abatement, drywall and metal studs, cabinetry and countertops, flooring and top set base, acoustical ceilings, doors-frames-hardware, exterior fencing and gates, and HVAC modifications. 1. Subcontractors must be bondable and may be required to provide Payment and Performance Bonds. 2. Bid Bond is not required. 3. Safety Record is of the utmost importance. Subcontractors with aggregate EMR Rate of 1.5 over the past three years may be disqualified. 4. Prevailing Wage START DATE: JUNE 17, 2024 COMPLETION: AUGUST 30, 2024 Project Location: Bldg. 133 - Cal Poly State University, Slo, CA 93407 ESTIMATE/BUDGET: $300,000 Schedule/General Conditions: 1. Construction Work will begin Monday, 06/15/24. 2. Contractor to provide baseline schedule as well as weekly 3-week look ahead schedule updates starting two weeks prior to project start through the duration of the project. 3. Contractor to include in project schedule time for university trade support on all necessary outages and system connections. 4. Project to be completed prior to Friday 09/01/2024. 5. GC to provide an Impairment Plan for SFM approval. 6. GC to provide an Abatement Plan for McKenna Engineering Approval 7. GC to provide a fenced vehicle/material staging area at parking lot adjacent to Childrens Center. 8. GC/Sub Trade vehicles to parked with the established fenced area. 9. University will provide privacy screen for GC install on Temp Fencing 10. Fire Watch if required will be provided by the University (through ASI) 11. Include monies for RCP Plan for T-Bar and hard lid replacements. 12. Cal Poly to provide Client scope walks with summary mark ups for Bidding Demolition: 1. Demolition/Abatement of ceilings as identified on bridging documents and campus asbestos survey. 2. Removal of existing flooring in Classrooms 2 & 3 3. Removal of existing wallpaper in Classrooms 2 & 3 4. Removal of existing casework in Classrooms 2 & 3 5. The contractor is responsible for protecting all fire alarm devices to avoid false alarm during demolition and construction. 6. Breakdown/store/reinstall furniture/office cubicles as agreed to with client. Scope TBD week of 06/06/24 7. Cal Poly EL (Electric) Shop will Safe off all electrical/lighting prior to demolition. Electric shop will be responsible for removing and disposing of lighting in areas where ceilings are to be replaced. 8. Cal Poly ES (Engineering Services) Shop will safe off existing control wiring. 9. Cal Poly ITS will safe off existing IT related devices. 10. Contractor to provide containment and tunnels as approved by Cal Poly Consultant McKenna Environmental. Construction: 1. Current campus standards and all applicable codes shall be followed in this scope of work. 2. Coordination with all University Trade Shops including a start-up meeting to be held prior to start of any work to discuss schedule, work plan, and any additional requirements. 3. Contractor to keep work area clean and free of debris. 4. Contractor is responsible for all safety precautions including, but not limited to, temporary lighting (power source provided by university electrical shop and connection provided by contractor), signage, masking, containment, barricades, egress requirements, furniture moving, etc. 5. Skim coat/Level 5 finish Classrooms 2 &3 6. Installation of Vinyl plank flooring and carpet tiles in Classrooms 2 & 3 (Exhibit D) 7. Installation of new ACT/Grid, hold down clips, with two additional grid wires for each light fixture location per reflected ceiling plan. 8. Installation of new cabinets in Classrooms 2 & 3 to mimic prior work in Classroom 6 (Exhibit B) 9. Remove existing accordion door between Classrooms 2 & 3. Reconstruct per (Exhibit E) 10. CP-Electric Shop will provide/install lighting and fans in areas where ceilings are replaced. 11. CP-Paint Shop will paint all designated wall areas. 12. CP-ITS will reinstall/reconfigure all IT related devices/cabling. 13. CP-Plumbing to furnish/Install sinks/faucets/fixtures 14. HVAC Control Wiring. GC to re-establish-terminate wiring. CP-ES to program 15. Exhibit A - CP will hold an allowance for removals & repairs for future security camera back boxes and pathways 16. Exhibit C - Door Hardware + keypad upgrades. 17. Exhibit F _ Fencing Upgrades 18. GC & Project PM to determine advisable Make Ready work for pre-planning of future HVAC/AC work. 19. All existing finishes not described in the contract documents as items being replaced must be protected in place or relocated by contractor to avoid damage. 20. All wall penetrations and disturbances will require a drop sheet and lead certified worker performing the work due to lead painted surfaces. The area will be inspected daily by the university to ensure area is clear of all dust and debris. All lead certified workers are to carry certification with them while performing any type of this work. All waste can be disposed of as construction waste due to the low concentration of lead found in the existing paint. 21. Any related Fire Alarm required work to performed by Cal Poly Vendor 22. Traffic Control as required by Campus Transportation and UPD 23. All demolished materials including spoils to be hauled offsite and disposed of in a legal manner 24. Testing/Start Up/Owner Training 25. Provide submittals for approval by CP project manager for: a. Flooring b. Casework/hardware c. Acoustic Ceiling + Grid d. Fencing e. Door Hardware + Keypads f. Access Panels g. Lead/Abatement Work Plan if required by survey results. h. Lead and Asbestos Certifications if required by survey results.
