Renovation of a mixed-use development in Medford, Oregon. Completed plans call for the renovation of a educational facility.

This project will be awarded to one contractor based on the lowest bid. Howard Elementary located at 286 Mace Road, Medford, OR 97501 The district reserves the right to (1) reject any Proposal not in compliance with all prescribed public bidding procedures and requirements, (2) to add to the price bid by nonresident bidders an increase equal to the percent preference that the nonresident bidders home state would give it's instate bidders, (3) to reject, for good cause, any or all Bids that are not in the best interest of the district, (4) to reject any or all proposals, in whole or in part, to waive any formalities and to delete items prior to making the award, whenever it is deemed in the sole opinion of Medford School District to be in its best interests. SCOPE The purpose and intent of this Invitation to Bid is to establish a firm fixed price contract with one qualified source to provide all labor, materials and equipment to complete the project. The project consists of furnishing and installing all materials and equipment pertaining to the units. This includes items of a minor nature necessary to complete the installation for a fully functional system. Provide all labor and materials for the removal, disposal and replacement four new package units. The current unit sizes will be verified onsite and will be replaced like-for-like, but the district would like them to be high efficiency models. All gas heat with electric air condition rooftop packages (gas pacs) each with an outside air economizer, with Barometric relief units . Each with compressor crank case heater for low ambient protection, 2" internal air filter frame. With hinged air filter access door and locking hatches. Four (4) photoelectric smoke detectors installed in the four (4) new gas packs with plenum mounted sampling tubes. 208-230 volt / 3 Phase. The contractor responsibilities include: 1. Obtaining all required permits from governing agencies. 2. Removing and installing the gas lines and valves. 3. Removing and disposing of old unit. 4. Purchasing of equipment listed below: a. Three (3) new 3-ton Units, 208 Volt, 3-phase b. One (1) new 4-Ton Unit, 208 Volt, 3-phase 5. New unit will need a BACnet communications card 6. Curb modifications 7. Run new condensate lines as required by code 8. Remove existing low voltage wiring and install new 10 conductor thermostat wire from unit to stat location 9. Roofing repairs to meet roofing manufacture requirements to maintain roofing warranty 10. Supply 1-year warranty on the unit and a 5-year warranty on the compressor and all associated documents 11. Include unit manufacturer and model in bid documents 12. Confirm unit capacities. This can be done at the walk-through 13. Extend the flues to meet code requirements to prevent burnt gas fumes from recirculating 14. Documented start-up data 15. Medford School District will secure a separate contract with Johnson Controls to reconnect new units with the existing BAS system. 16. The project can start June 10, 2024 and must be completed and operational by June 30, 2024.
