Renovation of a residential development in Appalachia, Virginia. Completed plans call for the renovation of a residential development.
The project generally consists of removal and replacement of thirty-six (36) apartment unit split system heat pumps, and two (2) commercial split systems, complete with new interior and exterior disconnects with fuses, and new thermostats. Existing refrigerant piping and condensate lines shall be cleaned and reused. Refrigerant piping shall receive new high temperature Armarflex type insulation. All units will connect to existing ductwork that is scheduled to remain. The work also includes membrane roof replacement at five (5) different building locations. The Contract will be awarded on a lump sum basis. Bid Security is required to be submitted with each Bid in the amount of five percent (5%) of the Bid. Bid Security may be in the form of a certified check or a bid bond secured by a surety company. A Performance Bond and a Payment Bond, in the amount of one hundred percent (100%) of the Contract amount, will be required on this project. The Contractor shall also provide Liability Insurance coverage for the value of this contract. The Owner reserves the right to reject any or all bids or to waive any informality in the bidding. No bid shall be withdrawn for a period of thirty (30) days after the opening of Bids without the consent of the Owner. If a contract is for one hundred twenty thousand dollars ($120,000) or more, or if the total value of all construction, removal, repair, or improvements undertaken by the bidder within any twelve-month period is seven hundred fifty thousand dollars ($750,000) or more, the bidder is required under Title 54.1, Chapter 11, Code of Virginia (1950) as amended, to show evidence of being licensed as a "Class A Contractor." If a contract is seven thousand five hundred dollars ($7,500) or more but less than one hundred twenty thousand dollars ($120,000), the bidder is required to show evidence of being licensed as a "Class B Contractor." ***Document Note: Prospective Bidders may also examine copies of the Bidding Documents provided by the Issuing Office at the locations identified below. The Contract Documents may be examined at the following locations: The Lane Group, Inc. - Abingdon Office The Lane Group, Inc. - Big Stone Gap Office Wise County Redevelopment & Housing Authority - Coeburn, Virginia Bidding Documents may be obtained from the Issuing Office, during the hours indicated above, upon payment of a $100.00 non-refundable fee for each set. Digital Copies of Contract Documents are also available in PDF format at no charge to Bidder. Checks for Bidding Documents shall be payable to The Lane Group, Inc. Upon request and receipt of the fee indicated above plus a non-refundable shipping charge, the Issuing Office will transmit the Bidding Documents via delivery service. The shipping charge amount will depend on the shipping method selected by the prospective Bidder. The date that the Bidding Documents are transmitted by the Issuing Office will be considered the Bidder's date of receipt of the Bidding Documents. Neither Owner nor Engineer will be responsible for full or partial sets of Bidding Documents, including Addenda if any, obtained from sources other than the Issuing Office.
