Construction Management at Risk (CM@R) for Wallace H. Kuralt Center - Renovation and Associated Projects Mecklenburg County, North Carolina Mecklenburg County requests a Statement-of-Qualifications from interested Construction Management firms for services on the Wallace H. Kuralt Center - Renovation and Associated Projects scheduled for fiscal year 2025 -2029. Project Descriptions A. Wallace H. Kuralt Center - Renovation 1) General Description: The Consultant will be required to provide full services for a major interior and exterior renovation of the building and associated site components. Located at 301 Billingsley Road in Charlotte, the existing multi-story facility is approximately 118K square-feet and will house portions of the Economic Services Division of the County's Department of Community Resources. 2) Anticipated Construction Budget: Approximately $45 Million dollars. 3) Anticipated Schedule: Design/Permit/Bidding: (Mid) 2025 - (Mid) 2027 Selective Demo/Construction: (Mid) 2027 - (Early) 2029 B. Associated Projects: To accomplish the renovation of the Kuralt Center, all County staff currently working at this facility will need to be relocated (either temporarily or permanently based on the future capacity for staff at the Kuralt Center). It is anticipated that additional projects related to the multiple staff moves will be needed. These projects willrequire upfitsto portions of other existing County facilities and/or future temporary lease spaces. Specific information related to associated projects (scope, schedule, budget, etc.) will be coordinated with the Consultant as work proceeds on the Kuralt Center Renovation project. Additional services will be negotiated via an RFP at that time.
