Site work, paving and renovation of a mixed-use development in Pittsburgh, Pennsylvania. Completed plans call for the renovation of a residential development; for site work for a residential development; sidewalk / parking lot; and for paving for a sidewalk / parking lot.
Questions Deadline: 5/14/2024 04:00 PM (ET) Upper Hill Phase 3 General a. Permits i. All Contactors to pull necessary permits for work performed ii. All necessary inspections to be conducted for work performed b. Interior i. Remove walls, frame as necessary to accommodate new layout ii. Install kitchen per drawings iii. Laminate all ceilings with 3/8s drywall, ½ drywall where needed. iv. Patch and skim all walls to paint level finish where cracks and damage exist v. Install new 2 panel interior slab doors to existing frames 1. Alternate: replace with new prehung doors, trim to meet existing walls vi. New exterior door in rear, keep transom window in rear, new storm doors in front and rear vii. New shaker style exterior door in front c. Flooring i. Refinish existing hardwood floors, refinish hardwood stairs with white painted risers ii. 2 nd floor bathroom ceramic tile iii. Basement bathroom LVP d. Basement i. Remove loose mortar, point, and parge basement walls as necessary e. Basement Bathroom i. reframe bathroom to accommodate new layout according to drawings ii. Install new fixtures, faucets, fan, vanity lights, towel holders, mirror/medicine cabinet according to drawings f. 2 nd Floor Bathroom i. reframe bathroom to accommodate new layout according to drawings ii. Insulate Joist bays where possible iii. Install new ½" MR board’ tape, finish, paint iv. Install new fixtures, faucets, fan, vanity lights, towel holders, mirror/medicine cabinet according to drawings g. Exterior i. Inspect roof/ gutters for condition 1. Provide contingency for replacement ii. Point all missing mortar and loose or damaged brick in front and rear of property, match to existing mortar iii. Replace mail box iv. New wall mounted house numbers v. Replace concrete steps to porch vi. New concrete pad in front yard vii. New concrete sidewalk viii. New concrete pad in rear ix. Replace railings to front porch, front stairs x. Replace railing on rear steps xi. Replace any bad planks in rear soffit xii. New 4ft wooden fence on both sides of yard back to retaining yard xiii. Retaining wall water diversion xiv. Repair crack in rear retaining wall xv. Replace windows throughout 1. Raise window in kitchen to accommodate cabinet layout 2. New glass block windows at basement level Contractor shall furnish all supervision, technical personnel, labor, materials, machinery, tools, appurtenances, equipment and services including utility and transportation services to perform and complete all work required to complete the Project, all in strict accordance with the approved plans, general conditions, and specifications dated which are attached hereto and incorporated as Exhibit “A,” and with Contractor’s Proposal for this project dated which is attached hereto and incorporated as Exhibit “B.” If any provision of any of these Exhibits is inconsistent with this Agreement, the provisions of this Agreement shall control.
