Renovation of a multi-residential development in Benton, Illinois. Completed plans call for the renovation of a two-story above grade multi-residential development.
This project consists of construction of complete interior and exterior renovation of a two-story multi-bedroom units (1021-1035 Belton Dr.), and exterior renovation of 2 other two-story buildings, (1000-1020 Belton Dr. and 1000-1018 Campbell Ln.), generally including all labor, supervision, materials, supplies, transportation, equipment and services necessary and required as set forth in the contract documents. A. Exterior renovation includes: demolition and new construction replacement of front porches (slab, columns, roof); demolition of rear stoops and new construction replacement with the addition of new back roof porches; demolition and replacement of existing second floor siding; removal and replacement of all existing windows including the enlargement of windows in the bedrooms to accommodate code-required emergency escape; removal and replacement of all existing exterior door and storm doors; and the removal and replacement of roof shingles, underlayment as needed, gutters and downspouts, roof soffit and fascia. Brick cladding to remain and to be cleaned and patched. B. Interior Renovation includes demolition and new construction of interior partitions, plumbing to accommodate new layout, removal and replacement of plumbing fixtures, lighting fixtures and electrical devices, mechanical equipment, flooring and modification of ductwork and ceilings. Each unit will have new kitchen cabinets and new appliances. All bids must be accompanied by a negotiable bid guarantee not less than five percent (5%) of the amount of the bid in accordance with clause 9 bid guarantee of the instructions to bidders. The bid guarantee shall be a certified check or bank draft payable to the order of the vermilion housing authority or a satisfactory bid bond executed by the bidder and an acceptable surety. The bid guarantee shall ensure the execution of the contract and furnishing of a method of assurance of completion. Failure to submit bid guarantee with the bid shall result in rejection of the bid. In accordance with clause 10 assurance of completion of the instructions to bidders, and prior to the execution of any contract, the successful bidder is required to furnish and pay for satisfactory performance and payment bond or bonds in a penal sum of 100 percent of the contract price. The vermilion housing authority intends to award one contract on the basis of lowest and most responsive and responsible bid for all work to be performed. The successful bidder must be prepared to begin work immediately upon notification of award. The vermilion housing authority reserves the right to reject any or all bids or to waive any informality in the bidding process.
