Renovation of a library in Telkwa, British Columbia. Completed plans call for the renovation of a library.

The Village of Telkwa invites qualified contractors to complete the following work at the Telkwa Reading Centre, 5500 Madison Avenue, Telkwa, BC: Set 1: Accessible Entrance Set 2: Washroom Renovation Set 3: Optional: Door, Window & Lighting Set 1 - Entranceway Entrance Ramp & Entrance Door: 1. Existing concrete entrance ramp to be removed and re-sloped. 2. Slope of the ramp to be 1:20 (5%) - recommended. 3. Concrete surface to be firm, stable and slip-resistant, of minimum 100 mm (4 inches) thick. 4. Landing gravel at road to be lowered/smoothed out to meet the existing grass surface. 5. Existing entrance door to be replaced with a solid door, which includes push-button accessible door option. 6. Existing entrance door size to remain the same. For accessibility, the door width must not be less than 850 mm. 7. Interior/exterior door trim to be replaced and painted white. 8. Interior/exterior door lock must be key-pad mechanism (please do not re-use existing key-pad). 9. Interior/exterior door handle should be lever-type, not round / knob handle. 10. Electrical wiring to be run for push-button door connection. 11. Entrance manual-activated power operated push-button door control to be placed no higher than 1,100 mm above the finished floor level and with suitable clear space in front of control. 12. Push-button door control to be installed away from door swing. 13. Power-operated door must take at least three (3) seconds to fully open from a closed position and remain open for at least five (5) seconds to allow safe entry and exit. Door must have a manual control or failsafe in the open position in the event of a power failure. 14. As the entrance door swings outwards, a door swing-path marking on the entrance ramp must be added to show people how far out the door will open. 15. Door threshold should preferably be flush with the external ground surface and internal door finish. Set 2 - Washroom renovation 1. Building has not been tested for asbestos. 2. Reframe washroom to create a larger, accessible washroom. Current washroom size is approximately 1,460 mm wide x 1,830 mm depth. Please provide diagram (including measurements) of proposed, revised washroom layout when submitting your quotation. 3. Floor space of not less than 4 sq. metres (43 sq. feet) with no dimension less than 1,800 mm when the door swings into the washroom OR floor space of not less than 3.7 sq. metres (40 sq. feet) with no dimension less than 1,700 mm when the door swings out. 4. Door handle should be lever-type, not round / knob handle. 5. Plumbing modifications required for new toilet / wash basin placement. Plumbing to be fitted against interior walls, rather than exterior walls, to avoid freezing in winter. 6. Replace toilet with the elongated type and provided with a seat of the open front type. Please see diagram in Appendix A. 7. Replace wash basin: ADA compliant faucet; basin to have clear floor space. Please see diagram in Appendix A. 8. New flooring with similar match in colour to existing flooring. 9. Toilet paper dispenser. 10. Automatic soap dispenser. 11. Existing paper towel dispenser to be reused. 12. Storage unit for washroom supplies. 13. Painting & finishing to be included. 14. Additional accessibility requirements, but budget pending (please quote separate, individual line items): a. Grab bars behind and next to toilet. b. Mirror above wash basin. c. Coat hook. d. Universal & accessible washroom sign on outside of door. e. Shelf located not more than 1,200 mm above the floor with a usable surface. Set 3 Optional - Door, Window & Lighting 1. Replace existing two front windows with horizontal slider vinyl windows. Please quote option 1: double glaze and option 2: triple glaze. Interior/exterior window trim to be replaced and painted white. 2. Replace existing seven (7) fluorescent ceiling lights with LED lights. Please provide lighting specifications in quotation. 3. Move light switches in two other locations in the building to the entrance door. Require one panel at entrance door to switch on all interior lights.
