Renovation of a municipal facility in Monticello, Utah. Completed plans call for the renovation of a municipal facility.
As of June 14, 2024 project was awarded to Redd Mechanical, Inc., but awarded amount is not available. The existing heating system in the San Juan County Administration Building is far beyond it's expected service life and requires upgrade. The building is heated by a steam boiler, originally coal fired but converted to natural gas. Some portions of the building have been converted to or supplemented by packaged roof top units and mini-split heat pumps. At some point, the east end of the building was converted from steam heat to a hot water loop. The water is heated by a heat exchanger in the boiler room, fed with steam from the boiler. The existing control system is a combination of pneumatic thermostats and valves, and local controls. The domestic hot and cold-water piping is largely original to the building and is significantly affecting water quality within the building. It is also in danger of leaking and rupture. Domestic hot water is heated by a residential type 40 gas fired water heater located in the boiler room. There is no domestic hot water recirculating loop. This solicitation encompasses the following Scope of Work: o Calculate equipment and pipe sizing. Test for and abate asbestos insulation on existing boiler and piping. o Demolish the existing boiler. o Demolish the existing steam, condensate, and heating water piping. Backfill and pour new concrete in pit left by boiler demo in boiler room. o Install floor drain and sump basin and sump pump to receive and dispose of condensate from new high efficiency boilers. o Install 2 new high efficiency condensing hot water boilers w/ pH neutralizers on condensate drain lines. o Install 2 new heating water circulating pumps with VFDs. Install new heating water piping and insulation. o Convert existing radiators, convectors, and unit heaters from steam to hot water. Replace where necessary due to condition or system compatibility. o Replace existing pneumatic and local control system with new electronic central control system. o Repair interior floor, wall, and ceiling finishes as necessary. The last day and time to submit questions will be 4:30 p.m. on May 13, 2024. Please do not contact the agency, division, department, or other County officers or employees. Licensing: The selected Vendor shall obtain all applicable federal, state, and local licenses before any contract between San Juan County and the Vendor regarding this RFP is executed. The selected Vendor must maintain for the duration of the contract between San Juan County and the Vendor regarding this RFP. The County reserves the right to modify this schedule at its sole discretion. All proposals become the property of San Juan County upon submission.
