Renovation and addition to an educational facility in Deptford, New Jersey. Completed plans call for the renovation of a 26,000-square-foot educational facility; and for the addition of a 12,407-square-foot, two-story above grade educational facility.

For the Rowan Medicine 2024 PA Building Addition AND Learning Commons Building 2024 Renovations together with all work incidental thereto The Work of the Project will be completed in a single lump sum contract. ROWAN MEDICINE 2024 PA ADDITION: 1. The project includes a 12,407 Square Foot two-story Physicians Assistant (PA) and Anatomy Lab free-standing Addition connected to the Rowan Medicine Building. The addition will connect to the existing building via a second-floor link corridor bridge and use the existing buildings infrastructure systems. The addition will have independent HVAC Systems all controlled by the existing Trane Building Management System. The existing Rowan Medicine Building Operations shall NOT be impacted. The link corridor bridge on the second floor will be the connection point for all existing building infrastructure systems with those connections being made from May 22, 2025 to July 10, 2025. The addition includes, but is not limited to: a. Two-story b. Single occupant and Multiple occupant toilets c. All structural and steel work d. All plumbing work and fire sprinkler system extended from the existing buildings mechanical room. e. The installation of the HVAC equipment. The Owner will provide the Trane BMS Controls and equipment. The Controls will connect to the existing buildings mechanical room. f. All electrical work fed from the existing buildings mechanical room including connections to the existing generator. g. Fire alarm work by Johnson Controls will be provided by the Owner. h. All site work, walkways, utilities, paving, grading, storm water management and landscaping work. i. Security System and door access controls will be provided by the Owner. 2. The first floor of Rowan Medicine is a Public Outpatient Medical Clinic. This construction shall not interfere with or prevent this use. The Contractor agrees to a $20,000.00 disruption fee as a Liquidated Damage per day for any interruption of the first Floor Public Outpatient Medical Clinic services. 3. The second floor of Rowan Medicine houses the Virtua Rowan College of Osteopathic Medicine. This construction shall not interfere with or prevent this use. The Contractor shall make connections to the bridge and connect all services from May 22, 2025 to July 10, 2025. This work must be completed by July 10, 2025. The Contractor agrees to a $20,000.00 disruption fee as a Liquidated Damage per day for any interruption of the second floor Virtua Rowan College of Osteopathic Medicine. All utility connections shall be made on a Saturday or Sunday between May 24, 2025 and July 6, 2025 and shall be coordinated two (2) weeks prior. 4. No construction parking or vehicular access will be permitted in the shared site with Rowan Medicine and the Economic Development Center. All access shall be provided off of Tanyard Road to the laydown area inside the fence as shown on the Site Drawings. Any construction vehicle or traffic that is outside the designated construction areas will be the Contractors responsibility. The Contractor agrees to a $1,000.00 per vehicle fee as a Liquidated Damage per incident. This is a ZERO TOLERANCE policy. RENOVATIONS TO THE LEARNING COMMONS (LIBRARY) BUILDING: 1. The Work include approximately 26,000 SF of renovations. 2. All existing building systems (fire alarm, fire sprinkler, HVAC, IT data, security, etc.) will remain and will be integrated into the proposed work. 3. The library will be closed and the Contractor can work normal hours from the award of the project until August 16, 2024. By August 16, 2024 the Contractor shall have completed the temporary construction partitions as shown on the drawings and make accommodations for second shift work access. Work areas outside of the temporary construction partitions have existing doors that separate the construction from Owner use. The Owner shall have full use of the entire building after August 16, 2024. The Contractor shall complete all work after August 16, 2024 on second shift from 3:00 PM to 11:00 PM. 4. Any utility interruptions must be done any time on Friday, Saturday or Sunday and be coordinated and approved by the Construction Manager two weeks prior. List of equipment supplied by Owner and installed by Contractor - ROWAN MEDICINE 2024 PA ADDITION: Mechanical Equipment: Installation of the systems are by the Contractor. Trane provides the equipment. Rooftop Unit VAV Boxes Ductless Split Systems Electric Heaters Controls (Trane) are to be provided by the Owner, including all programming. Electrical Equipment: All equipment, devices, wiring and other work shown on electrical drawings is by The Contractor, except as follows (or as specifically indicated otherwise on the drawings). Telephone and data system conduits and outlet boxes shall be furnished and installed by this contractor. Wiring, jacks, cover plates, patch panels, punch-down blocks, final connections and all testing shall be furnished and installed by the owner's data systems vendor (under a separate contract direct with the owner). Reference the Responsibility Schedule on the Electrical Drawings Audio/visual systems and special systems wiring shall be furnished and installed by the owner's audio/visual vendor (under a separate contract direct with the owner). Pathways to facilitate audio/visual work is by The Contractor as shown on the drawings. Reference the Responsibility Schedule on the Electrical Drawings Security/access/intrusion/CCTV system equipment, devices, and final connections shall be furnished and installed by the owner's systems vendor (under a separate contract direct with the owner). Wiring for door releases, card readers, and cameras is by The Contractor as shown on the drawings. Pathways to facilitate security work is by The Contractor as shown on the drawings. Reference the Responsibility Schedule on the Electrical Drawings Paging system equipment and devices shall be furnished by the owner's systems vendor (under a separate contract direct with the owner). Pathways, wiring and final connections for paging speakers and volume controls is by the Contractor as shown on the drawings. Reference the Responsibility Schedule on the Electrical Drawings Fire alarm system equipment, devices, wiring, and final connections shall be furnished and installed by the owner's fire alarm vendor (under a separate contract direct with the owner). Pathways to facilitate fire alarm work is by The Contractor as shown on the drawings. Fire alarm performance specifications (specifications section 16501) are included for reference only. Reference the Responsibility Schedule on the Electrical Drawings Schedule of work sequence - Rowan Medicine 2024 PA Addition: 1. Any loud work or drilling, work that causes smoke or smells, and work that will require temporary shutdowns must be scheduled on weekends or holidays so as not to disturb the buildings occupants. The onsite work can commence as soon as Notice to Proceed with proper insurance and safety procedures in place. Rowan Medicine 2024 PA Addition must be completed on or before March 27, 2026. Schedule of work sequence - Learning Commons Building 2024 Renovations: 1. Any loud work or drilling, work that causes smoke or smells, and work that will require temporary shutdowns must be scheduled on weekends or holidays so as not to disturb the buildings occupants. The onsite work can commence as soon as Notice to Proceed with proper insurance and safety procedures in place. Learning Commons Building 2024 Renovations must be completed on or before December 20, 2024. Deadline for Questions to Garrison Architects at 5:00 P.M. (send questions to jminniti@garrisonarch.com) Friday 05/29/24 The bidder and proposal identification on outside, and must be accompanied by a Certified Check, Cashiers Check, or Bid Bond drawn to the order of Rowan College of South Jersey in the amount not less than 10% of the Bid pursuant each bid must be accompanied by a Certificate from a Surety Company stating it will provide each bidder with separate Performance and Payment Bonds, each in the amount of 100% of the contract sum. The Prime Subcontractors listed must be pre-qualified by the New Jersey Department of Treasury, Division of Property Management and Construction, prior to the date that bids are received . The right is reserved to reject all bids or to waive minor informalities or non-material exceptions.
