Any changes to the Request for Bid will be provided to all Proposers of record. The Community Services building, located at 271 Mast Road in Dover, was constructed 23 years ago (2001). The original gas make-up air units installed are reaching the end of their life span with some equipment already having been condemned. Most recently, the furnace that heats the Fleet Services portion of the building was condemned which forced the city to heat the space with temporary heat. The makeup area unit that heats the warm vehicle storage has been nonoperational for 15-20 years. Along with heating the building, automation system monitors the air quality, specifically NO/CO. The system utilizes exhaust fans to remove the harmful air. The current monitoring system is not correctly communicating with the exhaust system, allowing air saturation to unknowingly exceed normal limits The current equipment has been an adequate solution for the time it has been in use, but may not have been the most efficient option. The space is unique where at times the overhead doors are opened multiple times an hour and off-peak times where the doors are closed for hours. An analysis of the space and how it is used is needed to determine what the best replacement equipment should be used.
