This is a two-phased project delivery process: Phase 1-Design and Preconstruction Services to define the Project, hereinafter referred to as Phase 1, and Phase 2-Design-Build Construction Services to complete the design and construct the Project, hereinafter referred to as Phase 2. There will be separate agreements for each phase. This modified process selects the Design-Builder on qualifications and proposed fees (a design competition is not utilized). The Evolve Student Housing project will construct 3,200 residential beds over several projects on our main campus, varying from freshman style units, flex suite housing, and apartments. While aesthetic considerations and student engagement remain a huge campus priority, overall project goals for these new communities will be quickest delivery of beds at the lowest unit cost. Because of this, the University remains open to both modular and traditional construction methods, and timing of the academic year will not necessarily impact construction and turnover durations. The contract type will be Collaborative Design-Build, and the pursuit will be for the entire 3,200 bed community. Within the overall project, we plan on approximately seven (7) sequential "projects", each with different Phase 1 (design/preconstruction) and Phase 2 (construction) agreements, ideally every 12-14 months (dependent on actual design & construction durations).
