Renovation of a municipal facility in Princeton, New Jersey. Working plans call for the renovation of a municipal facility.

**As of June 18, 2024, bids were rejected. No definite date for the rebid.** This contract provides for the removal of existing air-cooled condensing units and associated refrigerant piping and coils; the installation of new air-cooled chillers and associated chilled glycol piping, pumps, coils and controls; the installation of a new boiler and associated hot water pumps and controls; the upgrading of controls on existing variable air volume terminals; expanding the existing building management system; replacing light fixtures with new LED fixtures; and associated work as indicated on the plans and in the specifications. Each bid shall be accompanied by a certified check, bank cashier's check or bid bond of an amount equal to at least ten percent (10%) of the total bid, but not to exceed $20,000.00, payable to Princeton. Bidders are required to comply with the requirements of N.J.S.A. 10:5-31 et seq. and N.J.A.C. 17:27-1 et seq. A. Project Identification: Project consists of replacing three (3) existing condensing units with three (3) newAir-Cooled Chillers at the Princeton Municipal Building in Princeton, NJ. B. Without force or effect on requirements of the Contract Documents, the description of the work of the Contract can be summarized but not limited to as follows: 1. Removal of existing three (3) condensing units and associated direct expansion cooling ("DX") coils and piping. 2. Installation of three (3) air-cooled chillers. 3. Replace portion of existing roof. 4. Replace existing DX cooling coils with new chilled water-cooling coils. 5. Install chilled water pumps, new piping, associated expansion tank, air separator and buffer tank. 6. Replace existing fan motor starters with variable frequency drive ("VFD")'s. 7. Upgrade existing building management system ("BMS") for new equipment and increased functionality. 8. Replace existing variable air volume ("VAV") controls with new and connect to building BMS. 9. Replace existing light fixtures to LED. 10. Replace existing lighting controls. C. The contractor shall engage and pay all costs for a 3rd party Commissioning Agent to act as the Verification and Testing Provider to perform functional performance testing. D. The project shall be registered with PSE&G for incentives from the energy efficiency program. The contractor shall assist and provide all required information as required by the program, including but not limited to equipment submittals, receipts, start-up and commissioning reports. Any requests for such interpretations, clarifications, or questions regarding the bid shall be made in writing via regular mail or email to Deanna Stockton, Municipal Engineer; Princeton; Department of Infrastructure and Operations; 400 Witherspoon Street; Princeton, New Jersey 08540; engineering@princetonnj.gov by May 24, 2024, at 4:00 p.m. prevailing time.
