The estimated cost is between $1,400,000 and 1,600,000. The Iola Housing Authority is now seeking bids for their 2023 Modernizations at Scattered Sites. The work includes renovations to 56 apartment bathrooms, converting (2) two-bedroom apartments into (2) one-bedroom barrier free apartments (with related sitework), renovation in public rooms on the first floor of Townhouse West, stairway renovations at Townhouse West, and other items as noted on the drawings and specs (attached). For all construction and equipment contracts over $25,000, the bidder shall be required to submit with the bid a negotiable bid guarantee not less than five percent (5%) of the amount of the bid. The bid guarantee shall be a certified check, bank draft, U.S. Government Bond at par value or a bid bond secured by a surety company. The surety company must be authorized to do business in the State where the project is located and must be acceptable to the Government. The competency and responsibility of bidders will be considered in awarding the contract, and the Owner reserves the right to reject any and all bids and waive irregularity in bidding. The contract will be awarded to the lowest responsive and responsible bid if reasonable, and if it is in the best interest of the Iola Housing Authority to accept it. No bid shall be withdrawn for a period of Forty Five (45) days subsequent to the opening of bids without the consent of the Iola Housing Authority. Time for Completion: Bidder hereby agrees to commence Work under this contract within ten (10) days of the date specified in the Notice to Proceed and to fully complete the project within 390 consecutive calendar days thereafter. Bidder further agrees to pay as liquidated damages, the sum of $100.00 for each consecutive calendar day thereafter as provided in the Contract Conditions. The Iola Housing Authority will receive sealed bids until the date and time stated above for the Scattered Site modernization project referenced above. The work includes bathroom renovations at scattered site duplexes and Townhouse West, Barrier Free Modernizations, renovations of the public rooms at Townhouse West, Stairway modernizations at THW, and other items as indicated in the project scope. Bids are to include all necessary labor, materials, and equipment. *The value for this project is based on a financial range.
