Renovation of a residential development in Conshohocken, Pennsylvania. Completed plans call for the renovation of a 53,025-square-foot, seven-story above grade residential development.
Bid Bond in an amount equal to five percent (5%) of the bid shall be submitted via online. Performance and Payment Bonds submitted after award. This Contract is subject to the requirements of Section 3 of the Housing and Urban Development Act of 1968, as amended. Further details regarding the solicitation for bids for the project are available on online. Attention is called to the fact that not less than the minimum salaries and wages as set forth in the Contract Documents must be paid on this project. DESCRIPTION A. Cement Board MD Finish System consisting of base coat with reinforcing mesh, and finish applied over an exterior cement board that is installed over a code approved water-resistive barrier and approved drainage medium. The substrate, cement board, is not part of the system. 1. Design Requirements: a. A sheathing board substrate installed over structural framing prior to installation of a code approved water-resistive barrier shall be one of the following: 1) Exterior sheathing having a water-resistant core with fiberglass mat facers meeting ASTM C 1177. 2) Exterior fiber reinforced cement meeting ASTM C 1325 or calcium silicate boards. 3) APA Exterior or Exposure 1 Rated Plywood, Grade C-D or better, nominal 1/2 in (12.7 mm), minimum, installed with the C face out. 4) APA Exterior or Exposure 1 Fire Retardant Treated (FRT) Plywood, Grade C-D or better, nominal 1/2 in (12.7 mm), minimum, installed with the C face out. 5) APA Exposure 1 Rated Oriented Strand Board (OSB) nominal 1/2 in (12.7 mm), minimum. LOCATION OF THE WORK The location of work is Marshall Lee Towers, a 7-story multi-family building with 80 apartment units comprised of efficiency and one-bedroom units located at One West Third Avenue in Conshohocken, PA. Designed for senior/disabled residents, Marshall Lee Towers was built in 1974 and is approximately 54,700 square feet.
