Reference Number 0000270393 The preferred building option is to be selected by the GMS Project Team. The Project Team may provide approval to proceed further with all the Concepts or the Project Team may request refinement of one of the concepts, or request a new concept be presented. This may warrant an additional meeting and presentation again to the Project Team (include as Provisional) The Consultant, upon approval of the Project Team will refine information on the preferred concept to include the following items (where applicable with the option): a) building construction b) sprinkler systems c) site development (including future expansion considerations) d) soil analysis e) water and sanitary servicing (including fire flows) f) traffic servicing (including turning lanes if required) g) hydro supply h) information technology and communications i) access road (including street lighting) if applicable parking lot (including lighting) j) landscaping, fencing, and exterior lighting k) site drainage (including detention ponds and storm drainage systems) 1) demolition, alteration, and disposal m) construction contingency (15%) and escalating contingency (3%) Non-Construction Costs: a) professional fees - architect, engineering, legal, accounting etc. b) Project Management c) Administration permits d) tendering e) inspection and contract administration f) fittings, furnishings, and equipment (FF&E) Operating and Maintenance Costs a) Fuel and utilities. b) Cleaning and supplies Custodial. Security c) d) Systems and service contracts (i.e. Mechanical) e) Administration f) Grounds upkeep g) Insurance h) Etc. The general responsibilities of the Consultant shall be: (a) To provide complete and comprehensive professional services in the specialty fields required to carry out the work. (b) To carry out the work in accordance with an accepted schedule as presented in his/her Proposal and approved by the Project Team. (c) To provide monthly reports describing progress, indicating milestones completed and pointing out troublesome areas as they occur, along with how the troublesome areas can be corrected. (d) make use of existing maps, records and any other information presently available to the maximum extent practical. (e) To liaise closely with the Project Team during the undertaking of the Study.
