Demolition, site work, new construction, renovation and addition to a medical facility in Red Deer, Alberta. Completed plans call for the construction of a 600,000-square-foot, six-story above grade medical facility; for the renovation of a medical facility; for site work for a medical facility; and medical facility.

Alberta Health, with AHS and Alberta Infrastructure, has initiated a project to redevelop the RDRHC. The Project will be a combination of new construction and renovations on the existing site. Budget for the overall Project was announced at $1.806 billion which is inclusive for all activities involved with the projected construction of a new in-patient tower, new ambulatory building, and extensive renovations to the existing hospital (please note the Ambulatory Building is not part of this procurement's scope and will be delivered as a separate project). The Project will be delivered using a construction management ("CM") delivery method. The approved construction budget for the Project is $940,000,000 ("Approved Construction Budget"). Notwithstanding the foregoing, the Approved Construction Budget remains subject to change and is contingent upon further internal and budgetary approval(s). If such approval(s) are not given, no contract will be awarded and the Province will not be liable under any circumstances. The Approved Construction Budget is based on a preliminary estimate of the cost of constructing the Project, and should not be relied upon by Proponents for any purposes, including bidding, budgeting, and constructing the Project. The Construction Manager (defined in Section 1.5 below) for the Project, if any, will remain responsible for developing its own cost estimates in relation to the Project in strict compliance with the Contract, notwithstanding the statement of the Approved Construction Budget in this RFP. For this Project, the scope to be reviewed is set out in the Contract and the Schedules thereto, and the Schedule E (Additional Information), as applicable, and includes, but not limited to all demolition/construction activities associated with: a) New Patient Tower connected to the main building adding 200 new patient beds and containing a new Surgical Suite containing six new operating rooms, a new cardiac catheterization suite (Cath Lab), an Endoscopy Unit, an In-Patient renal Dialysis unit, expanded medical device reprocessing department (MDRD) and multiple other departments. b) Addition of a Power Plant Building and new building systems equipment. c) Extensive renovations to the existing main building include an expanded Emergency Department, reconfigured loading docks, ICU, and multiple other departments. Please note that the extent of renovations will not fully be known until portions of the existing facility can be opened for exploration and confirmation. d) Upgrades/renovations to Building Systems as well as integration of all building systems. e) All associated site works. f) All temporary works including temporary entrances to the Central Alberta Cancer Center. g) Decanting services of hospital programs currently residing in areas of renovation in the existing buildings to allow for staged relocation ultimately into the New Patient Tower and Ambulatory Services Care Building. h) All associated testing services to complete the works including, but not limited to: (i) air balancing; (ii) medical gas piping (iii) materials testing; (iv) structural steel; and (v) any other requirements set out in the Contract and the Schedules thereto.
