Renovation of a municipal facility in Sugar Land, Texas. Completed plans call for the renovation of a municipal facility.
Main Roof: BASE BID Remove all related wall and roof penetration flashings. Remove any wet insulation and replace with new polyisocyanurate insulation to match existing roof height. Cover polyisocyanurate insulation with fiberglass base sheet and mechanically fasten to roof deck. Install new modified membrane patch over repair area and seal to existing roof membrane. Install one layer of 1.5" Class 2, polyisocyanurate insulation mechanically fastened to metal roof deck and overlay with one layer of 1/2 " gypsum cover board set-in low-rise foam. All ISO insulation fastener spacing and cover board low-rise adhesive bead spacings provided by the manufacturer for the tested assembly. Torch apply one layer of smooth modified bitumen base ply over the cover board followed by one layer of granulated modified bitumen cap ply per manufacturers requirements. Install all perimeter wall and curb flashings per manufacturers recommendations and as provided in the drawings. Flash all through roof penetrations with roof manufacturers reinforced liquid flashing. Remove all modified bitumen on the upper parapet walls along with stainless steel receiver and counterflashing. Store stainless steel counterflashing for reinstallation. Install new PVC clad receiver at the top of the parapet wall flashings/base of upper PVC parapet wall flashings and fasten to plywood 12" on center. Fully adhere 60mil. PVC membrane on all parapet walls above counterflashing and heat weld PVC membrane to new PVC clad receiver. Reinstall previously removed stainless-steel counterflashing's. Install walkway pads from penthouse door to all mechanical units and completely cover area designated for fireworks display. Install protective layer of modified bitumen under downspout splash blocks. Remove and replace lightning protection as needed. Recertify the lightning protection system. Remove existing and repoint mortar joints on the clock tower as needed. Include up to 50 L.F. in the base bid. Mechanical Screen Concrete Tiles: Inspect concrete tiles installed on the mechanical screen and replace all damaged concrete tiles with new concrete tiles to match existing and fasten to metal decking. Replace damaged gutter as needed to match existing. Replace existing sheet metal ridge flashing and associated wood blocking at the mechanical screens and install new wood blocking and prefinished sheet metal flashing per SMACNA and ANSI/SPRI ES-1 requirements. Precast Coping: Remove existing light fixtures and lightning protection cables from top of precast coping and store for reinstallation. Pressure wash precast coping to remove all debris per coating manufacturers recommendations. Remove existing sealant and backer rod between precast coping and install new closed cell backer rod and silicone sealant per sealant manufacturers recommendations. Install silicone coating over precast coping stones per details and manufacturers recommendations. Reinstall previously removed lighting fixtures and fasten with stainless-steel fasteners. Reinstall previously removed lightning protection cables and recertify. Pre-Manufactured Cupola: ADD ALTERNATE Prepare prefinished metal roof, cornice, trim, and wall panels for the installation of reinforced/unreinforced polyurethane coating per manufacturers recommendations. Fasten ends of metal roof panels to prefinished cornice panels with rivets as needed to properly support the metal panels and prevent ponding water. Install reinforced polyurethane coating system over the prefinished metal roof and trim panels and seal transitions with silicone sealant once polyurethane coating has cured. Remove existing sealants at the window frames to prefinished metal at the perimeter of the windows. Install unreinforced polyurethane coating over wall panels per manufacturers recommendations and seal transitions at the window frames to prefinished metal at the perimeter of the windows with silicone sealant once polyurethane coating has cured. Remove existing sealant at perimeter of punched windows and wet glaze Lexan glass to frame with silicone sealant. Mockup of coating system and acceptance by the owner required before procurement of the coating materials. Substantial Completion: Contractor must achieve Substantial Completion within 30 Calendar Days from date specified in Notice to Proceed, as the time may be adjusted by Change Order Final Completion: Contractor must complete the Punch List within 14 Calendar Days from Substantial Completion Questions regarding this bid must be submitted online to the www.publicpurchase.com by [June 14, 2024] on or before [12:00pm], Contact with any personnel of the City other than as authorized in this Invitation to Bid (ITB), regarding this Invitation to Bid, may be grounds for elimination from the selection process. The City does not assume responsibility for not receiving questions from Bidder or the Bidders receipt of any answers, addenda, or amendment.
